QUITCLAIM DEED - NORTHEASTERLY CORNER OF HOLT AVE. AND IRVINE BLVD.
RECOMMENDATION:
That the Tustin City Council, at their meeting of May 2, 1983, authorize the Mayor
to execute the attached quitclaim deed for an area of land at the northeasterly
corner of Holt Ave. and Irvine Blvd.
BACKGROUND:
The subject area to be quitclaimed to the adjacent property owner is located at
the northeasterly corner of Hol~ Ave. and Irvine Blvd. and consists of
approximately 145 sq. feet of land behind the s~dewalk radius.
DISCUSSION:
The excess area is a residual piece of land that was acquired under County
standards several years past, City dedication requirements are based upon a curve
concentric to the curb return and not upon a triangular shaped corner cut-off.
This quitclaim is similar to that previously approved by Council at the
northwesterly corner of Newport Ave. and Mitchell Ave. The area proposed for
quitclaim is shown on the attached sketch.
The remaining portion of street right of way is adequate for sidewalk installation
(8'-9' wide) and proper visibility.

Miscellaneous Records of Los Angeles County, described as follows:
Beginning at an angle point in the parcel of land described in the deed recorded in
Book 14311, Page 152 of Official Records of Orange County, said point being the
westerly terminus of the line described as north 89°54'10'' west 161.41 feet in said
deed, said line being the northerly right-of-way of Irvine Boulevard (formerly Fourth
Street); thence
North 89°54'10" west along the westerly prolongation of said northerly right-of-way,
1.00 foot to the beginning of a tangent curve concave northeasterly having a radius
of 26.00 feet; thence
Westerly, northwesterly and northerly 40.80 feet along the arc of said curve through
a central angle of 89054'30'' to the point of cusp in the easterly right-of-way of
Holt Avenue, said easterly right-of-way being parallel with and distant 40 feet from
the centerline of said Holt Avenue, said centerline being also the westerly line of
said Lot 9 of the vanderlip and Rowan Tract; thence
South 46°01'31'' east, to and along the southwesterly line of said parcel described in
Book 14311, Page 152, a distance of 37.45 feet to the point of beginning.
