(Roll Call Vote) ORDINANCE NO. 887 1 2 3 4 5 6 7 8 9 10 11 12 13 14 15 16 17 18 19 20 21 22 23 24 25 26 27 28 AN ORDINANCE OF THE CITY COUNCIL OF THE CITY OF TUSTIN, APPROVING THE RE-ZONING OF THE PROPERTIES LOCATED AT 1252 IRVINE BOULEVARD lAND ADJACENT UNDEVELOPED PARCEL) FROM SINGLE-FAMILY RESIDENTIAL (R-l) DISTRICT PLANNED COMMUNITY PROFESSIONAL (PC-PR) DISTRICT The City Council of the City of Tustin does hereby ordain as follows: I. The City Council finds and determines as follows: A. That a proper application, (Zone Change 83-2), has been filed by the City of Tustin, for a zone change from Single-Family Residential (R-l) District to Planned Community-Professional (PC-PR) District for the property described in Exhibit "A" attached hereto and incorporated herein by this reference as though set forth herein in full. B. That a public hearing was duly called, noticed and held on said application. C. That a zone change should be granted for the follow- ing reasons: The Planned Community Professional (PC-PR) District is in conformance with the commerical land use designation of Tustin Area General Plan. 2. That professional offices have been traditional buffers between residential and commercial uses. That a proposed development includes keeping intact an existing structure with architectural style compatible to the area, as well as maintaining several of the mature trees on-site. D. Development of subject property shall be in accordance with the policies adopted by the City Council; Uniform Building Codes as administered by the Building Official; Fire Code as administered by the Orange County Fire Marshal; and street improvement requirements as administered by the City Engineer. E. Final development plans shall require the review and approval of the Community Development Director. F. That a Negative Declaration was previously approved to comply with the requirements of the California Environmental Quality Act. G. The City Council hereby approves Zone Change 83-2 for the above described properties (Exhibit "A") from Single-Family Residential (R-l) District to Planned Community Professional (PC-PR).
