The project was approved in October of 1979. Sub- sequently, a new Use Permit was filed (U.P. 81-1) and approved in January 1981 for a 22,656 square foot office complex. The project area is zoned C-2 and is located in the Old Town Tustin Area as covered under Ordinance No. 510. DISCUSSION: The applicant is proposing to remove the metal seam mansard roof, while adding additional brick to the E1Camino Real and "C" Street elevations, along with a brick capstone on the rooftop. It is the applicants contention that the angle of the mansard roof makes it difficult to view except from a long distance. The height of the building with the mansard roof would be 45'-6". Removing the mansard would reduce the height to 40'-3". Any mechanical equipment on the roof will have to be screened from view and match proposed building exterior colors. The buildings elevations on the E1Camino Real and "C" Street frontage include the use of a brick and stucco facade. The applicant will be utilizing addi- tional brick on both these elevations, reducing the use of stucco. In addi- tion, a brick capstone will be added on the roof. Eliminating the mansard roof will give the building a more modern appearance, although it is staff's feeling that its removal will not make the building unacceptable for the downtown area. The addition of brick will improve the E1 Camino and "C" Street frontage and this addition of brick is in keeping with the proposed downtown area improvements, which include brick sidewalks. The mansard roof would not be visable from "C" or E1 Camino Real. The removal of the mansard will affect a distant view of the building, such as from Peppertree Park, First street or Prospect Street.
