Loc ati on: The southeasterly corner of "B" Street and the Santa Ana Freeway Offramp. (15520-15574 South "B" Street). BACKGROUND AND DISCUSSION: The subject map is a 1.90 acre parcel of land being subdivided for condominium purposes. The subject parcel was annexed to the City of Tustin in August, 1980. This property was prezoned to R-3 (2000) multiple family district in' June of 1978. The map is in conformance with the Tustin Area General Plan which is also multiple family residential. On August 18, 1980 the Planning Agency and City Council approved a Tentative Map substantially the same as this map which has expired due to the twelve (12) month time period. RECOMMENDED ACTION: Recommend approval of Tentative Tract 11050 to the City Council by the adoption of Resolution No. 2009 (which contains the conditions of approval). RESOLUTION NO. 2009 A RESOLUTION OF THE PLANNING AGENCY OF THE CITY OF TUSTIN, RECOMMENDING TO THE CITY COUNCIL APPROVAL OF TENTATIVE TRACT MAP NO. 11050. II. Be Ce Agency of the City of Tustin does hereby resolve as follows: Planning Agency finds and determines: That a proper application was filed by Beyer and Warden, a lim- ited partnership, pursuant to the provisions of the Subdivision Map Act (Ordinance 834) for the purpose of creating a one-lot subdivision for residential condominium purposes from portions of Lot 15 in Block D of Ballard's addition to the town of Tustin, per map recorded in Book 29, Page 22 of miscellaneous records, the east one-half of "C" Street adjoining said Lot 15 on the west and a portion Lot A of Tract No. 541, per map recorded in Book 26 at Page 14 of miscellaneous maps, said miscellaneous maps being filed in the County Recorder of Los Angeles County, together with a portion of Lot 5 of the Newport Avenue Tract per map recorded in Book 4, Page 76 of miscellaneous maps, records of Orange County, California. That said parcel is in conformance with the General Plan for the City of Tustin. That this projet is categorically exempt from the requirements of the California Environmental Quality Act (Class II). The Planning Agency hereby recomends to the City Council approval of Tentative Tract 11050 subject to the following conditions: A® The preparation of street improvement plans for "B" Street improvements and construction of same to the satisfaction of the City Engineer for the following items: Ce 1. Street pavement 2. Curb and gutter 3. Sidewalks 4. Driveway aprons 5. Water mains and fire hydrants 6. Sanitary sewer 7. Storm drain (if required) 8. Marbelite street lights with underground conduit 9. Street trees Dedication of "B" Street right-of-way adjacent to the development as required by the City Engineer. Payment of all County Sanitation District No. ? connection fees.
