Site Plan Review
Location: Northeast corner of Holt Avenue and Irvine Blvd. (Professional
District).
DISCUSSION
The planning staff has received a preliminary review request from Sutton,
Collins, Moyer, Architecture for an office project at the northeast corner of
Holt and Irvine streets. The site is presently being used for multiple family
purposes.
The site consits of two parcels of land totaling 18,692 square feet. The de-
veloper has submitted proof of purchase of the narrow 10' wide parcel which
abuts Irvine Blvd. A dedication of land for a corner cut-off should be requir-
ed to improve the Holt/Irvine curb return. There is a request to vary slightly
with the compact parking space design limitations.Three of the spaces will be
at 9'x16 1/2' instead of the recommended 7 1/2'x19'. This modification should
be more than adequate for co. act vehicles and unless otherwise directed would
be granted by staff. The project is fully in keeping with requirements of the
PR District.
RECOMMENDED ACTION
Staff believes this project to be very similar and possibly superior to the
design and architectural style of the mainstream of Irvine office buildings and
therefore, staff recommends approval by minute order.
