RECOMMENDED ACTION
Recommend approval to the City Council of Tentative Tract No. 11582
by the adoption of Resolution 1999.
BACKGROUND AND DISCUSSION
Tentative Tract Map No. 11582 consists of approximately .83 acres
which is being subdivided into 17 residential lots and one ¢o,,m~on
lot. The conditions of approval are listed in the enclosed
resolution (No. lggg).
The general plan shows this area as multiple-family, therefore,
this map is in conformance with the Tustin Area General Plan.
A public hearing (Use Permit 81-26) was heard on September 8, 1981,
to authorize the development of the 17 residential townhomes. If
the Use Permit was approved then it would be appropriate to
consider the map at this time.

RESOLUTION NO. 1999
A RESOLUTION OF THE TUSTIN PLANNING AGENCY
OF THE CITY OF TUSTIN RECOMMENDING APPROVAL
OF TENTATIVE TRACT 11582.
The Planning Agency of the City of Tustin does hereby resolve as
follows:
1. The Planning Agency finds and determines as follows:
That a proper application was filed by Joseph Truxaw and
Associates on behalf of Mark Ainslie et. al. pursuant to the
provisions of the Subdivision Ordinance No. 847 for the
purpose of creating 18 lots from lots 2, 3, 4 and 5 in Block A
of Martin's addition as recorded in Book 19, Page 79 of
Miscellaneous Records of Los Angeles County.
B. That said Tentative Tract Map is in conformance with the
Tustin Area General Plan.

A Negative Declaration has been applied for to conform with
the California Environmental Quality Act and is hereby
granted.
The Planning Agency hereby recommends to the City Council approval
of Tentative Tract 11582 subject to the following conditions:
Submission of CC&R's to the City Attorney's office for review
and approval prior to any Council action on the final tract
map.
2. Provision for an individual sanitary sewer and domestic water
service to each residential lot.
3. Submission of a final~ grading plan for review and approval.
Preparation of improvement plans for and construction of the
following public works improvements to the satisfaction of the
City Engineer:
a. Street paving
b. Curb and gutter
c. Sidewalk
d. Street trees
e. Street lights
f. Water mains
Payment of the following fees:
a. Orange County Sanitation District No. 7 in the amount of
$250/dwelling unit.

b. East Orange County Water District in the amount of
$500/dwelling unit.
c. Parkland dedication in the amount of $4,200.00.
PASSED AND ADOPTED at a regular meeting of the Planning Agency of the
City of Tustin held on the 8th day of September, 1981.
