Construction of a five (5) foot wide sidewalk along the Main Street frontage of Tract 10979. b. Decorative paving at the "B" and "C" Street curb returns consisting of real brick or concrete-type pavers. c. Brick paving within the parkway area at the entrance of the old Stevens house on Main St. BA~2KGROUSD: The subject development is identified as Tract No. 10979 (Stevens Square) and is located on the southerly side of Main Street between "B" and "C" Streets. The development was previously approved with standard sidewalk improvements along the Main Street frontage. The Gfeller Development Cc~pany is requesting a deviation from the standard, sidewalk improvements. PROPOSAL: The developer is proposing a five (5) foot wide sidewalk and a landscaped parkway across the Main Street frontage in lieu of a full twelve foot concrete sidewalk, stamped concrete brick pattern sidewalk landings at the curb returns and brick paving in the parkway at the main entrance in front of the old Stevens house. ANALYSIS: In previous discussions with the City Council, it was determined that the E1 Camino Real and Main St. sidewalk improvements should be of a~ooth surface so that no walking impairments would be provided to the pedestrian. In lieu of the standard concrete surface, staff recommends either a real brick surface or concrete pavers simulated to appear as brick. Ead~ curb return will require the construction of handicap ranl0s, which also require a relatively smDoth surface. It will help keep the residential atmosphere of the development.
