Applicant: M. Petyo and Associates on behalf of Robert White Location: 1370 San Juan Street BACKGROUND & DISCUSSION Subject final tract map is a one lot subdivision for condominium purposes on .33 acres and g residential units are proposed for this site. This finai map is in substantial conformance with the tentative map. The subject property is zoned R-3 (Multiple-family) and the City code states that Condominiums are allowed in the R-3 District subject to the development standards of the Planned Development District (PD). A use permit (UP 80-19) was approved for this site and is in conformance with the PD Development standards. On October 20, 1980 the Planning Agency and City Council approved the tentative map by the adoption of Resolution No's. 1922 and 80-111 respectively. The Planning Agency of the City of Tustin does hereby resolve as follows: I. The Planning Agency finds and determines as follows: Ae That Final Tract Map 11282 was submitted to the Planning Agency pursuant to the Subdivision Ordinance No. 847 as a one lot subdivision for condominium pur- poses for a 9-unit subdivision for the parcel known as Lot 31, Block 12 of Irvine Subdivision as shown on a map recorded in Book 81, Page 588 of Miscellaneous Maps in Orange County. B. That said map is in conformance with the Tustin Area General Plan. Ce Said map is categorically exempt from the requirements of the California Environmental Quality Act. D. S'aid final map is in substantial compliance with the tentative map. II. The Planning Agency hereby recommends appToval to the City Council of Final Tract No. 11282, subject to conditions of Resolution No. 1922.
