SECOND STREET DRAINAGE
TRACT NO. 10281
The storm water drainage related to Tract 10281 has ~-cn reviewed as requested with
the following findings:
The site previous to the development of Tract No. 10281 historically drained
in a sheetflow condition southerly to Second St. across the parcels fronting
on Second St. and easterly along the northerly side of Second St.
As a condition of development of Tract 10281 it was required that the
drainage from this site be collected in a concrete drainage swale and
transmitted to the northerly side of Second St. within an open concrete
culvert within an easement.
®
The centerline of Second Street between A St. and Pacific Street is
approximately 0.3 ft. higher than the top curb along the northerly side of
Second St. Consequently, any drainage entering Second St. from the concrete
culvert built by Tract No. 10281 will be contained on the northerly side of
Second St.
Several months ago, Mr. A. Charlton complained of water standing in his
drive apron at 460 W. Second St. and related it to the development of Tract
10281. This was not true. The standing water was caused by a low spot in
his drive apron wherein the water frc~ the southerly side of Seoond St.
would be trapped.
It is my conclusion that the drainage frcm Tract 10281 will not impact Mr. Charlton's
property any more than what the previously undeveloped site did.
Please advise if you desire me to make any further contact with Mr. Charlton.
