BACKGROUND & DISCUSSION
The proposed map is one lot subdivision for commercial/office
condominium purposes.
The proposal is in conformance with the Tustin Area General Plan.
On July 6, 1981, the Planning Agency approved Use Permit 81-21
which authorized the conversion of commercial/office units into
commercial condominiums.
RECOMMENDED ACTION
Recommend approval of Tentative Tract No. 11569 to the City Council
by the adoption of Resolution No. 1985.

RESOLUTION NO. 1985
A RESOLUTION OF THE PLANNING AGENCY OF
THE CITY OF TUSTIN, RECOMMENDING APPROVAL
OF TENTATIVE TRACT NO. 11569
The Planning Agency of the City of Tustin does hereby resolve as
follows:
I. The Planning Agency of the City of Tustin finds and determines
as follows:
That Tentative Tract Map No. 11569 was submitted to the
Planning Agency pursuant to Ordinance No. 847 by Salkin
Engineering on behalf of William Nibeel to create a one lot
subdivision for condominiums proposed from Parcel 2 as
shown on a record of survey as recorded in Book 69, Page 1
of Miscellaneous Maps, Orange County, California.
B. That the proposed map is categorically exempt from the
requirements of the California Environmental Quality Act.
C. That the proposed division is in conformance with the
Tustin Area General Plan.
II. The Planning Agency hereby recommends to the City Council
approval of Tentative Tract No. 11569 subject to the following
conditions:
Ae
Establishment of an Owner's Association for all common
areas and CC&Rs submitted for review and approval by the
City Attorney.
B. Payment of East Orange County Water District fees if
required.
C. Individual metered water service to each air spare
subdivision.
PASSED AND ADOPTED at a regular meeting of the Planning Agency held
on the 6th day of July, 1981.
