BACKGROUND & DISCUSSION
The request is to subdivide this single family R-1 parcel into two
parcels. This map meets the standards of the R-1 zone and is in
conformance with the Tustin Area General Plan.
The conditions of approval are listed in Resolution No. 1977.
The City's present subdivision ordinance allows this map to be
filed as a final map in lieu of the conventional tentative process
because it is less than 5 acres and only 2 parcels.
RECOMMENDED ACTION
Recommend approval of Final Parcel Map 81-1027 to the City Council
by the adoption of Resolution 1977.

RESOLUTION NO. 1977
A RESOLUTION OF THE PLANNING AGENCY OF THE
CITY OF TUSTIN RECOMMENDING APPROVAL OF
FINAL PARCEL MAP NO. 81-1027
The Planning Agency of the City of Tustin does hereby resolve as
follows:
I. The Planning Agency of the City of Tustin finds and determines
as follows:

That Final Parcel Map No. 81-1027 was submitted to the
Planning Agency by Hall and Foreman on behalf of Richard
and Barbara Fontaine pursuant to the Subdivision Ordinance,
for the purpose of splitting a lot at 440 West Main Street.
That said map is in conformance with the Tustin Area
General Plan.
That this project is categorically exempt from the
requirements of the California Environmental Quality Act.
Planning Agency hereby recommends approval of Final Parcel
No. 81-1027 subject to the following conditions:
Dedication of, or an irrevocable offer of dedication of a
ten foot wide strip of land along Main Street across the
frontage of the subject property.
Payment of East Orange County Water Distict fees at the
time of development of Parcel 2.
Provision for reciprocal access easement to Main street for
both parcels. (As indicated on map.)
Construction/installation of any missing or damaged street
improvements which would include but would not be limited
to the following:
1. Curb and gutter
2. Sidewalk
3. Drive apron
4. Street trees
5. Street lights
Provision for a separate sanitary sewer and domestic water
service to each parcel and easements for Parcel I if
determined necessary.
Payment of Parkland Dedication fee upon issuance of a
building permit~for Parcel 2.
PASSED AND ADOPTED at a regular meeting of the Planning Agency of
the City of Tustin held on the 1st day of June, 1981.
