BACKGROUND & DISCUSSION
This map is a two parcel map containing less than five acres which
can be filed as a final map in lieu of the conventional tentative
process. Concurrently with this map a revised tentative map,
number 10979 has been filed which is the office condominium portion
of the development on parcel 1.
The purpose of this map is to separate the residential lot (Lot 2)
from the office condominium project.
All of the conditions of approval related to the office
condominiums (Stevens Square) will be applied to the tentative
tract except the street dedication along Main Street.
This subdivision is in conformance with the Tustin Area General
Plan.
On June 1, 1981 the Planning Agency recommended approval of this
map by the adoption of Resolution No. 1976.
RECOMMENDED ACTION
Uphold the findings of the Planning Agency and approve Final Parcel
Map 82-1026 by the adoption of Resolution No. 81-64.

RESOLUTION NO. 81-64
A RESOLUTION OF THE CITY COUNCIL OF THE CITY
OF TUSTIN, APPROVING FINAL PARCEL
MAP NO. 81-1026
The City Council of the City of Tustin does hereby resolve as
follows:
I. The City Council of the City of Tustin finds and determines as
follows:
That Final Parcel Map 81-1026 was submitted by Van Dell &
Associates on behalf of Gfeller Development Company for the
purpose of separating the residential lot from the office
condominium project as shown on a map recorded in Book 4,
Pages 218 and 219 of Miscellaneous Records of Los Angeles
together with a portion of Fifth Street which was vacated
by Order of the Board of Supervisors 8-3-1898.
B. That said map is in conformance with the Tustin Area
General Plan.
C. That this project is categorically exempt from the
requirements of the California Environmental Quality Act.
II. The City Council hereby approves Final Parcel Map No. 81-1026
subject to the following conditions:
Dedication of, or an irrevocable offer of dedication for
all required right-6f-way along Main Street. This
right-of-way includes a ten foot strip of land along Main
Street and the required corner cut-offs at the
southeasterly corners of "B" and "C" Streets respectively.
Construction of any damaged or missing street improvements
across the "C" Street frontage of Parcel 2. These
improvements may include but are not limited to the
following:
a. Curb and gutter
b. Drive apron
c. Sidewalk
d. Street lights
e. Street trees
3. Final approval of the City Engineer.
PASSED AND ADOPTED at a'regular meeting of the City Council of the
City of Tustin held on the 1st day of June, 1981.
