BACKGROUND & DISCUSSION
On February 4, 1980 the Planning ^gency and City Council approved
Tentative Tract No. 10979 by the adoption of Resolution No. 1878.
That map contained t0 lots and this revised map also contains 10
lots. The configuration of the lots is slightly different and one
of the lots (residential) has been removed from the tract (Parcel
Map 81-1026).
The conditions of approval are listed in Resolution No. 1978 which
updates the previously approved resolution.
The map is in conformance with the Tustin Area General Plan
(General Plan Amendment 80-2A).
On June 1, 1981, the Planning Agency recommended approval of this
revised map by the adoption of Resoluton No. 1978.
RECOMMENDED ACTION
Uphold the findings of the Planning Agency and approve revised
Tentative Tract 10979 by the adoption of Resolution No. 81-66.

RESOLUTION NO. 81-66
A RESOLUTION OF THE CITY COUNCIL OF THE
CITY OF TUSTIN, APPROVING REVISED TENTATIVE
TRACT MAP NO. 10979
The City Council of the City of Tustin does hereby resolve as
follows:
1. The City Council of the City of Tustin finds and determines as
follows:
That revised Tentative Tract No. 10979 was submitted to the
City Council by Van Dell and Associates on behalf of Gfeller
Development Company, for the purpose of creating a 10 lot
subdivision for office and residential purposes from lots 1
through 12 of Block 16 of "a part of Tustin City," as shown
on a map thereof recorded on Book 4, pages 218 and 219 of
Miscellaneous Records of Los Angeles together with a
portion of Fifth Street, vacated by order of the Board of
Supervisors of said Orange County on August 3, 1898.
That said map is in conformance with the Tustin Area
General Plan and the application is in conformance with the
requirements of the Subdivision Ordinance of the City of
Tustin.

A Negative declaration was previously approved to comply
with the requirements of the California Environmental
Quality Act.
City Council hereby approves revised Tentative Tract Map
10979, subject to the following conditions:
The tentative map should show all existing and proposed
sewer and water lines within the public right-of-way that
will be utilized by proposed development.
Right-of-way lines on Lots 8 and 9 require revision to
accommodate a 35 foot radius curb return at the
southeasterly corner of "B" Street at Main St. and at the
southwesterly corner of "C" Street at Main Street. These
right-of-way lines should be based upon ultimate
dedication.
C. The typical section and plan view do not reflect the
ultimate street dedication of a fifty foot (50') half
street per master plan requirements.
D. Submission of street improvement plans for the easterly
side of "B" Street adjacent to the proposed map and
construction of all public improvements as required by the
City Engineer.

Installation of Marbelite street lights with underground
conduit along the frontages of "B" Street, Main Street, and
"C" Street adjacent to the development and within the
Boundaries of the proposed map.

Dedication of all required street right-of-way at the
corners of "B" and "C" Streets and either the dedication of
or on irrevocable offer of dedication of a 10' wide strip
along Main Street.
G. Submission of CC&Rs for review and approval by the City
Attorney's office. CC&Rs shall include:
1. Provision for preservation and maintenance of the
Stevens' home.
The parking on the easterly side of "C" Street shall be
tied to the Stevens Square Development and so noted in
the CC&Rs.
3. Blanket access easement for pedestrian access across
all lots.
Payment of sewer connection fees on a portion of the
property (66' x 150') located at the most southwesterly
corner of the proposed map.
Payment of East Orange County Water Oistricf Fees is
required prior to the time the meters are installed. A
separate meter will be required for each individual lot
requiring water service.
J. Dedication of access rights to the City along the Main
Street and "B" Street frontages of the map.
PASSED AND ADOPTED at a regular meeting of the City Council held on
the 1st day of June, 1981.
