SUBJECT: GENERAL PLAN AMENDMENT 2016-01, ZONE CHANGE 2016-001,
SUBDIVISION 2016-03/TENTATIVE TRACT MAP 17993, DEVELOPMENT
AGREEMENT 2016-002 AND DESIGN REVIEW 2016-14 FOR THE
DEVELOPMENT OF 140 RESIDENTIAL CONDOMINIUMS AT 320-438 W.
SIXTH STREET AND 620-694 S. B STREET
SUMMARY:
The project is a request to subdivide a 6.81 -acre lot for condominium purposes to
construct 140 residential units, and ancillary uses including a privately owned, publicly
accessible mini park and other amenities. The site is located on the south side of Sixth
Street at its intersection with B Street. The proposed project requires approval of a
General Plan Amendment, Zone Change, Tentative Tract Map, Design Review and
Development Agreement. On September 27, 2016, the Planning Commission adopted
Resolution Nos. 4325 recommending City Council find the Mitigated Negative Declaration
adequate for the project, 4326 recommending approval of General Plan Amendment
2016-01, 4327 recommending approval of Subdivision 2016-03/TTM 17933 and Design
Review 2016-004 and 4328 recommending approval of Zone Change 2016-001.
The applicant is requesting the City Council continue the item to November 15, 2016 to
allow the applicant time to address comments made by the Planning Commission on
September 27, 2016 with respect to architectural elevation improvements (Attachment).

As a follow up from our September 27th 2016 Planning Commission hearing, we were asked to
present at the City council hearing additional architectural elevation for this project. In order to
complete this work, we would request that our project be continued From the October 18th 2016
meeting to the November 15th 2016 City council meeting.
