The developers of Packer's Square, the Robert P. Warmington CQ~pany, have requested
an additional driveway' opening to Ne~/0ort Avenue adjacent to their development and as
s~hown on the attached sketch. Any additional driveway openings along Newport Avenue
adjacent to their development will require a City Council action to relinquish access
rights to N~rt Avenue. These access rights were dedicated to the City at the time
Tract Map Nb. 10563 was recorded with the development of said project. A letter of
agreeme, nt for this driveway request is forthcoming from "Bob's Big Boy" restaurant,
the prL~ary tenant of the center ~hat would be affected.
This additional driveway will eliminate four on-site parking spaces. However, the
three re~aining s,,alls s~.er!i,' of the pro~sed driveway can be_ re-striped to
provide fodL~ c~.~pact spaces res~:!ting in a net loss cf three (3) parking spaces. In
addition, staff is rec~r~endi.~-§ the prohibition of all on-street parking on the
easterly side of N~-%~-oort Avenae between Irvine Boulevard and the existing ~main drive
entrance_ to the c~nter.
This drit;eway w=ll be_ iL.ndte~ to right tb'.rn ingress and egress to and from the site
and wi!7 help relieve sore of -_.he on-site congestion in the vicinity' of the existing
drive e?.~.Tm-~ce during .~e_~< ~raffic hours. Staff does not feel this additional
drivewal- ~.-zl! cause a ~--r_tal_~r; to the traffic flc~' along Newport Avenue.
