There is also a wall sign of approxin~tely 15 square feet displayed on the apartment wall. The nmmager of the complex installed the sign prior to obtaining knowledge of sign restrictions. The complex also h~s a wall sign displayed on a s~acture facing Nisson Road. Current sign regulations authorize the following for apartment: One - 15 squ~_~e foot monument sign (may be double face), 6 feet in height, or One - 15 square foot wall sign. The application is made under City Code Section 9470 a(1), which authorizes the City Oouncil to grant authorization for signs which are not within the purview of the standards established by the regulations due to unusual circumstances related to the development. One of the criteria to which a favorable finding can rest is: "The subject property is developed with a structural setback more than two times the front setback requirement of the district". The minimum setback is 15' for the R-3 District. This project has a corner setback (see exhibit) of 29+' with a major part of the structure beyond the 30' setback line. In the interest of s~fety, staff issued a temporary permit to enable inspection of the sign structure. The managers were informed that permanent authorization for the sign nust come from the City Council. Staff Report April 6, 1981 Page 2 The owner of the complex, Grudun Roshan has stated that she wishes to keep both signs. Since the aggregate area of both signs is not a great deal more than that of a double face monument sign, it is felt that the request is within the provisions of a sign code exception. A finding of hardship is not required for a f~vorable finding of this request. Pleasure of the City Council. If the monument sign is approved it is recommended the wall sign be removed. We feel that the sign is for the improvement of the prgper~y md the beautification of Tustin, also, better visibility oi the Property. We are sorry for any problems this may have caused and do hone that the Community Development Department at this time will approve ou_~ permit for the Sign.
