South "c" Street.
BACKGROUND AND DISCUSSION
On January 19, 1981, the Planning Agency held a public hearing
concerning the subject action. At that time agency members requested
further information pertaining to the existing use of each parcel that
would be affected by the zone change.
At the February 2, 1981 meeting of the Planning Agency, members
received the additional information requested and subsequently
reco~m~ended approval of the zone change by the adoption of Resolution
1942.
RECOMMENDED ACTION
Staff recommends that the City Council approve Pre-Zone 81-1 after
first reading by title only, with the introduction of Ordinance No.
842.

ORDINANCE NO. 842
AN ORDINANCE OF THE CITY COUNCIL OF THE CITY
OF TUSTIN, APPROVING THE REZONING OF CERTAIN
PROPERTIES ON "C" STREET UPON APPLICATION
ZONE CHANGE 81-1
The City Council of the City of Tustin does ordain as follows:
1. That the City Council of the City of Tustin
does hereby find, determine, and declare as follows:
That a proper application (Zone Change 81-1) has been
filed on behalf of the Tustin City Council for zone
change from the Multiple-family Residential (R-3)
District to the Central Commercial (C-2P) District of
the property described in Exhibit "A" attached hereto
and incorporated herein by this reference as though
set forth herein in full.

That a public hearing was duly called, noticed and
held on said application.
That a zone change should be granted for the following
reason:
The central commercial district is in conformance with
commercial land use designation of the Tustin Area
General Plan.
Development of subject property shall be in accordance
with the policies adopted by the City Council; Uniform
Building Codes as administered by the Building
Official; Fire Code as administered by the Orange
Orange County Fire Marshal; and street improvement
requirements as administered by the City Engineer.
Final development plans shall require the review and
approval of the Community Development Director.
A Negative Declaration has been applied for to comply
with the California Enviornmental Quality Act.
II.
The City Council hereby approves Zone Change 81-I for the above
described properties (Exhibit "A") from the Multiple-family
Residential (R-3) District to the Central Commercial (C-2P)
District.
PASSED ~ND ADOPTED at a regular meeting of the City Council held on
the day of , 1981.
