SUBJECT: TENTATIVE TRACT MAP NO. 11330
APPLICANT: Lander Engineering, Inc. on behalf of R.S.J.
Associates
Location: Northeasterly corner of San Juan and Red Hill
Avenue.
BACKGROUND AND DISCUSSION:
The subject map of 3.82 acres has been submitted to create
a one (1) lot subdivision for the purpose of converting
96 apartments into condominiums. These apartments are known
as the Rancho San Juan Apartments and the zoning of the
project is Orange County R-4 (Multiple-family Residential).
The map is in confromance with the Tustin Area General Plan.
On December 1, 1980 the Planning Agency held a public hearing
to consider a variance application which would convert these
apartments into condominiums. If the variance is approved
then it would be appropriate to consider this tentative tract
map. If the variance is denied or continued then it would
be appropriate to deny or continue this map to another meeting.
RECOMMENDED ACTION:
If the Planning Agency recommended approval of this map staff
would recommend that the City Council uphold the findings
of the Planning Agency and approve Tentative Tract Map No.
11330 by the adoption of Resolution No. 80-134.

RESOLUTION NO. 80-134
A RESOLUTION OF THE CITY COUNCIL OF
THE CITY OF TUSTIN, APPROVING TENTA-
TIVE TRACT NO. 11330.
The City Council of the City of Tustin does hereby resolve
as follows:
I. The City Council of Tustin finds and determines as
follows:

That Tentative Tract No. 11330 was submitted pursuant
to Ordinance No. 651 (as amended) by R.S.J. Associates
for the purpose of creating a one (1) lot subdivision
for condominium purposes for the property described
as Lot 1, Tract 6288.
B. That said map is in conformance with the Tustin Area
Area General Plan.
C. That this map is categorically exempt from the require-
ments of the California Environmental Quality Act.
II. The City Council hereby approves Tentative Tract NO.11330,
subject to the findings and.conditions of the Planning
Agency Resolution No. 1936.
PASSED AND ADOPTED at a regular meeting of the Tustin City
Council, held on the day of , 1980.
