We are the owners of the office condominium units (110,145 and 230) located in 2552 Walnut Ave. This property is adjacent to the subject property. I am also the President of this Buildings Property Owners Association. Our parking lot borders 2492 Walnut Ave. We already have problems with people using our parking lot even though the lot has signs informing everyone that the lot belongs to 2552 Walnut. Please see the attached map. This condition exists with the current density and will only get worse if this modification gets approved. We do not see how this parking situation can be controlled absent a full time parking monitor directing medical patients to the rear of 2492. Secondly, if the church was to move or their CUP was cancelled or expired, how do you undo this density? I understand how this might theoretically, work in the interim, I just don't know what could be done if the church moved out. i, for the above reasons respectfully request this modification request be denied.
