A RESOLUTION OF THE CITY COUNCIL OF THE CITY OF TUSTIN
4 APPROVING FINAL TRACT MAP 16184 TO SUBDIVIDE SEVENTY
5 EIGHT (78) ACRES INTO FIFTY-ONE (51) NUMBERED LOTS AND
TVVENTY EIGHT (28) LETTERED LOTS FOR DEVELOPMENT OF
6 FIFTY-ONE (51) ESTATE RESIDENTIAL UNITS
? The City Council of the City of Tustin does hereby resolve as follows:
I. The City Council finds and determines as follows:
z0 A. That Final Tract Map 16184 to subdivide seventy eight (78) acres into
fifty one (51) numbered parcels and twenty eight (28) lettered lots (A-BB)
n for the purpose of developing fifty-one (51) estate density residential
units was submitted by Adams Streeter on behalf of Standard Pacific
~2 Homes for consideration;
B. That the City Council approved Tentative Tract Map 14396 on August
~4 18, 1997 and that Final Map 16184 is the second final map under
~5 Tentative Tract Map 14396;
~6 C. Pursuant to Section 15268(b) (Ministerial Projects) of the California
Environmental Quality Act (CEQA), the Final Map is considered
~? Statutorily Exempt from the requirements of CEQA. In addition, the
is project has been reviewed for consistency with the Air Quality Sub-
Element of the City of Tustin General Plan and has been determined to
~9 be consistent or has been conditioned to be consistent with the Air
20 Quality Sub-Element
2~ D. That, as conditioned, the proposed subdivision is in conformance with
the Tustin Area General Plan, Tustin Zoning Code, State Subdivision
22 Map Act and the City's Subdivision Code;

E. That the site is physically suitable for the type of development proposed;

2s F. That the site is physically suitable for the proposed density of
development;

G. That the design of the proposed improvements is not likely to cause
27 substantial envirorimental damage or'substantially injure fish or wildlife in
28 their habitat;
29 H. That the type of improvements proposed will not conflict with easements
acquired by the public, for access through or use of the property within
the project site; and,

s I. That the types of improvements proposed are not likely to cause serious
6 public health problems;
II. The City Council hereby approves Final Tract Map 16184 to subdivide seventy
8 eight (78) acres into fifty one (51) numbered parcels and twenty eight (28)
9 lettered lots (A-BB), for the purpose of developing fifty-one (51) estate density
residential units subject to completion of Conditions, including, but not limited to,
~o 1.3, 1.5, 2.1, 2.5, 2.8, 3.2, and 5.3 of Resolution No. 97-86 to the satisfaction of
the Community Development Department, Public Works Department and the

City Attorney prior to recordation.
PASSED AND ADOPTED at a regular meeting of the Tustin City Council, held on the
4th day of December, 2000.
