HomeMy WebLinkAboutNB 3 SIGN CODE EXCEP'S 5-5-80NEW BUSINESS No. 3 5-5-80 DATE: May 5, 1980 .% Inter -Com TO: Honorable Mayor and City Council FROM: Community Development Department SUBJECT: Exception from Provisions of the Sign Code DISCUSSION Theodore J. Urbanski, D.D.S., and Ronald K. Yamachika, D.D.S., are requesting exception from certain provisions of Sign Code Ordinance 684. The location of the business is 14213 Red Hill Avenue. The sign proposal is for one 8.62 square foot business identifi- cation sign to supplement the approved canister type business identification sign. The applicants propose to place the wooden sign on the wall adjacent to the entrance of their office. Article VII, Section l.a of the Sign Code states that due to un- usual circumstances related to the development, activity, or location of the proposed signing, a sign code exception may be granted if the following conditions exist: 1. Subject property is developed with structural setback more than two (2) times the minimum front setback require- ment of the district. 2. Subject property frontage is at least 75% of the minimum frontage requirements for like signing. 3. Proposed signing does not exceed more than one in number nor more than 15% in area of the aggregate size of signs authorized by the criteria of the district. The sign proposal meets the third condition by requesting only one sign and not exceeding the 15% of area requirement. The sign face consists of the dentist's names only, which the applicant feels will aid the patients in locating the office. Their office is inset toward the rear of the shopping center and, consequently, is difficult to locate. It is staff's contention that the sign is consistent with the cri- teria of the sign Bode exception section and due to the configura- tion of the development, should be authorized. Exception from Provision of the Sign Code May 5, 1980 page 2 It should be noted, though, that the Sign Ordinance allows for window signs in a commercial center. The sign would be consis- tent with the sign code if it were placed.in the window of the office as opposed to on the wall, and no sign code exception would be required. RECOMMENDATION - Staff recommends that the City Council approve the proposed sign plan and exception to the Sign Code Ordinance 684. EK:ss THEODORE J. URBANSKI, D.D.S. RONALD K. YAMACHIKA, D.D.S.
