HomeMy WebLinkAboutNB 5 SIGN CODE EXCEP 03-17-80DATE: March 17, 1980 NEW BUSINESS No- 5 3-17-80 TO: Honorable Mayor & City Council F~0M: Community Development Department SUBJECT: Request for Sign Code Exception BACKGROUND AND DISCUSSION The Planning Staff has received an application from Imperial Thrift and Loan (102 W. First Street) te request an exception from certain provisions of Sign Ordinance No. 684 as per ?.rt~le VIii, Section 1. The request is for authorization to change the face of an existing sign cabinet for a tenant space in which Imperial Thrift is e>:panding into. Imperial Thrift currently has one wall sign for the space that they presently occupy. FiNDiNGS ':_. i'he si{;n casa authorizes only one (1) wall sign per business. 2. Authorization for the City Council to grant these exceptions is provided in Section lA (3) of Article VII: "Proposed signing does not exceed more than one in number nor more than 1..5% in area of the aggregate size of signs author- ized by the criteria of the district." The proposal satisfied this provision. 4. A similar request was approved for HacArthur Auto Parts (15481 Red Hill Avenue) in Septen~er of 1978. RECOMMENDED ACTION: Staff recommends that the City Council approve the subject sign with the following conditions: Authorization for displaying signs in the two existing sign cabinets is only approved while Imperial Thrift occupies two tenant spaces. 2. This space a- joins our present space. There are five (5) store spaces in this small center. Each space has identical sign cans which are con- structed of stain wood frames. These were built and installed at the time of construction of the building. The uniformity of these smgn cans create~s sn attractive appearance for the building. We ha.-e been advig:~d by the Planning Commission that there is a cit~ ._~rdinance wl]i;?~ limits one (1) store front sign to each bus- insss and we could no~ occupy the sign space above 100 West ].st Stz-zen. Our ~lt:~i:~:~tiva would be to install one (1) large sign aero, ss the two (2? store fronts and remove the two (2) existing ca.... We do n~'~t 'wish to do this because it would detract from the appearance of the building. Further, upon expiration of our three (3) year lease ~-ber~_. will again be five (5) tenants in tile building as we will probab!y vacate. This would nece_ssitate reinstallation of two (2) smaller signs by the new tenants to replace one (1) large sign. Again, this would cause a loss of conformity to the other signs and would detract :from the appearance of the building. i~e strongly support city ordinances that help to maintain and beautify the cities in which we have offices. In this case, how- ever, we fee]. that the ordinance is working in reverse of its intent. Therefore, we request that we be allowed to use the ex- it;ting sign can as we fee]. it is in the best interest of the City oF Tustin as well as ourselves.
