Location: 228 West Main Street (Stevens' property)
BACKGR~JND DISCUSSION
Tentative Tract Map No. 10979 has been submitted in conjunction with Use Permit
80-1, proposing fo subdivide a 3.4 acre site into 10 separate lots. Lots 1 through
8 will be a common area of the project fo be used for ingress, egress, and park-
ing. Lot 10 will remain as a residential use.
On February 4, 1980 the Planning Agency recommended approval of this tentative
tract map by the adoption of Resolution No. 1878.
RECOtC/CENDED ACTION
Staff recommends that the City Council uphold the findings of the Planning Agency
and approve Tentative Tract Map No. 10979 by the adoption of Resolution No. 80-10.

A RESOLUTION OF THE CITY COUNCIL OF THE CITY
OF TUSTIN~ RECO/V~AENDING APPROVAL OF TENTATIVE
TRACT /V~AP NO. 10979.
The City Council of the City of Tustin does hereby resolve as follows:
I. The City Council of the City of Tustin finds and determines as follows:
That Tentative Tract No. 10979 was submitted to the City Council
by Van Dell and Associates on behalf of 6feller Development
Company, for the purpose of creating a 10 lot subdivision for
office and residential purposes From lots I through 12 of Block
16 of "a part of Tusfin City," as shown on a map thereof recorded
on Book 4, pages 218 and 219 of Miscellaneous Records of Los
Angeles together with a portion of Fifth Street, vacated by
order of the Board of Supervisors of said Orange County on
August 3, 1898.
That said map is in conformance with the Tusfin Area General
Plan and the application is in conformance with the requirements
of the Subdivision Ordinance of the City of Tustin.
A Negative declaration has been applied for to comply with the
requirements of the California Environmental Quality Act and
is hereby approved.
The City Council hereby approves Tentative Tract Nap No. 10979,
subject to the terms and conditions of Plannin9 Agency Resolution
No. 1878,
