RESOLUTION NO. 94-02
A RESOLUTION OF THE CITY COUNCIL OF THE CITY
OF TUSTIN APPROVING TENTATIVE PARCEL MAP NO.
93-177
The City Council of the CitYo. of Tustin does hereby
resolve as follows:
I. The City Council finds and determines as follows:
That Tentative Parcel Map No. 93-177 was
submitted to the City Council by Mr. Philip
Bettencourt, for consideration.

That a public hearing was duly called, noticed
and held for said map on December 13, 1993 by
the Planning Commission and on January 3, 19~
by the City Council.

It has been determined that this project is
Categorically Exempt (Class 15) pursuant ~o
the provisions of Section 15315 of ~he
California Environmental Quality Act.
De
That the proposed subdivision is in
conformance with the Tustin Area General Plan,
the Irvine Industrial Complex District
Regulations, the Tustin Municipal Code and
Subdivision Map Act.
That the design of the subdivision is not
likely to cause substantial environmental
damage or substantially and avoidably injure
fish or wildlife in their habitat.
That the design of the subdivision will not
conflict with easements acquired by the
public-at-large, for acoess through or use of
the property within the proposed subdivision.
That the design of the subdivision is not
likely to cause serious public health
problems.

II.
The City Council hereby approves Tentative Parcel
Map No. 93-177, subject to the conditions contained
in Exhibit A of Planning Commission Resolution No.
3210, incorporated herein by reference, with the
exception of the following modifications:
Condition 1.4D shall be added to read
"Subdivider shall modify the proposed lot line
at the rear of the property, consistent with
parking space delineations shown on the site
plan, subject to approval of the Director of
Community Development."
Condition 2.1H shall be amended to read .'~A
reciprocal easement for vehicular ahd
pedestrian access subject to approval of the
City of Tustin shall be recorded to ensure
that there is adequate access for each
building."
PASSED AND ADOPTED at a regular meeting of the Tustin
City Council, held on the 3rd day of January, 1994.
