RESOLUTION NO. 93-120
A RESOLUTION OF THE CITY COUNCIL OF THE CITY OF
TUSTIN, CALIFORNIA, APPROVING FINAL TRACT MAP 14748
The City Council of the City of Tustin does hereby resolve as
follows:
I. The City Council finds and determines as follows:

That Final Tract Map 14748 has been submitted by
California Pacific Homes.

That a public hearing was held by the Planning
Commission on June 28, 1993. At thi~ hearing the
Planning Commission recommended approval of Vesting
Tentative Tract Map 14748 to the City Council.
Subsequently, the City Council approved Vesting
Tentative Tract Map 14748 on July 19, 1993.

That following tentative map approval,
applicant filed Final Tract Map 14748.

That on October 25, 1993, the Planning Commission
recommended to the City Council approval.of Final
Map 14748 by adopting Resolution 3199.
The Final Map is considered ministerially exempt
pursuant to Section 15268(b) of the California
Environmental Quality Act.
That the proposed subdivision is in conformance
with the Tustin Area General Plan, adopted East
Tustin Specific Plan, the Development Agreement and
Subdivision Map Act as it pertains to the
development of residential units.

The .1224 acres of parkland required for the
additional 12 units of this development was
previously dedicated with recordation of Tract
13627.
That the City has reviewed the status of the School
Facilities Agreement between the Irvine Company and
the Tustin Unified School District, the East Tustin
Specific Plan, EIR 85-2, the impacts of Vesting
Tentative Tract Map 14748 on School District
facilities, and reviewed changes in State law, and
finds and determines that the impacts on School
District facilities by approval of this map are
adequately addressed.
That the site is physically suitable for the type
of development proposed.

That the site is physically suitabl~ for the
proposed density of development.
That the design of the subdivision or the proposed
improvements are not likely to cause substantial
environmental damage or substantially and avoidably
injure fish or wildlife in their habitat.
That the design of the subdivision or the type of
improvements proposed will not conflict with
easements acquired by the public-at-large, for
access through or use of the property within the
proposed subdivision.
That the design of the subdivision or the types of
improvements proposed are not likely to cause
serious public health problems.
That the Final Map is in substantial conformance
with the Vesting Tentative Tract Map.
The City Council hereby approves Final Tract Map 14748
subject to final approval by the City Engineer.
PASSED AND ADOPTED at a regular meeting of the Tustin City
Council, held on the 1st day of November, 1993.
