Binsack, Zoning Administrator PUBLIC CONCERNS: None. CONSENT CALENDAR: None PUBLIC HEARING: 1. CONDITIONAL USE PERMIT(CUP)2017-01 APPLICANT: Ernesto Roco Carlson Gracie Irvine, LLC 1542 Edinger Avenue, Suite F Tustin, CA 92780 PROPERTY OWNER: Borchard Redhill CA 4-14 Fund, LLC c/o Depasquale Kelley& Company 19200 Von Karman Avenue#1000 Irvine, CA 92612 LOCATION: 1542 Edinger Avenue, Suite F REQUEST: To establish and operate a Brazilian Jiu Jitsu studio within an existing 2,124 square-foot tenant space. ENVIRONMENTAL STATUS: This project is categorically exempt (Class 1) pursuant to Section 15301 of the California Environmental Quality Act. RECOMMENDATION: That the Zoning Administrator adopt Zoning Administrator Action (ZAA) No. 17-004 approving Conditional Use Permit (CUP) 2017-01 to establish a Brazilian Jiu Jitsu studio in an existing tenant suite located at 1542 Edinger Avenue, Suite F. It was noted there were no members of the public in attendance for this item. The Zoning Administrator opened the Public Hearing item at 10:01 a.m. The applicant, Ernesto Roco, along with Jason Youseph, Brazilian Jiu Jitsu instructor, were in attendance. The Zoning Administrator stated she reviewed the staff report and asked that an amendment be made to the Conditions of Approval (added item No. 7) with regards to the Industrial Zoning area. Both Mr. Roco and Mr. Youseph did review the amendment and were in agreement with Item No. 7. The Zoning Administrator also asked the applicant if he Zoning Administrator Action Agenda March 7, 2017 Page 2 had an opportunity to review the staff report and if he agreed with the Conditions of Approval. Mr. Roco did review and he agreed with all of the Conditions of Approval. The Zoning Administrator approved ZAA 17-004. The public hearing item was closed at 10:03 a.m. REGULAR BUSINESS: None ADJOURNMENT: 10:04 a.m. The date of the next meeting of the Zoning Administrator will be scheduled when items are set for hearing.
