HomeMy WebLinkAboutCC RES 91-50 1 o 3 4 5 6 7 8 9 I0 11 13 'i 17iI 20,, 21I 22 25 2¢ 27 28 RESOLUTION NO. 91-50 A RESOLUTION OF THE CITY COUNCIL OF THE CITY OF TUSTIN APPROVING FINAL TRACT MAP NO. 14188 The city Council of the city of Tustin does hereby resolve as follows: I. The City Council finds and determines as follows: ae That Final Tract Map No. 14188 has been submitted by Standard Pacific, L.P. to subdivide 19.162 acres into 57 numbered and four (4) lettered lots for single-family development. That a Public Hearing was held by the Planning Commission on May 29, 1990. At that hearing, the Planning Commission recommended approval of Vesting Tentative Tract Map 14188 to the City Council. Subsequently, the City Council approved Vesting Tentative Tract Map 14188 on June 18, 1990. That the Planning Commission at its meeting of April 8, 1991, recommended to the City Council approval of Final Tract Map 14188. That the proposed subdivision is in conformance with the Tustin Area General Plan, adopted East Tustin Specific Plan, Development Agreement and Subdivision Map Act as it pertains to the development of single-family dwellings. The 0.7182 acres of parkland required for this development was previously dedicated with recordation of Tract 12870. That the City has reviewed the status of the School Facilities Agreement between the Irvine Company and the Tustin Unified School District, the East Tustin Specific Plan, EIR 85-2, the impacts of Vesting Tentative Tract 14188 on School District facilities, and reviewed changes in State law, and finds and determines that the impacts on School District facilities by approval of this map are adequately addressed. That the site is physically suitable for the proposed density of development. I. That the design of the subdivision or the proposed improvements are not likely to cause substantial environmental damage or substantially and avoidably injure fish or wildlife in their habitat. J. That the design of the subdivision or the type of improvements proposed will not conflict with easements acquired by the public-at- large, for access through or use of the property within the proposed subdivision. K. That the design of the subdivision or the types of improvements proposed are not likely to cause serious public health problems. L. That the Final Map is in substantial conformance with the Tentative Map. M. That the project is considered ministerially exempt pursuant to Section 15268(b) of the California Environmental Quality Act (CEQA). II. The City Council hereby approves Final Tract Map No. 14188 subject to final approval of the City Engineer.
