SUBJECT: CERTIFICATE OF APPROPRIATENESS FOR DEMOLITION OF AN
EXISTING GARAGE, AND CONSTRUCTION OF A NEW GARAGE AT
450 WEST THIRD STREET
Dear Mr. Schafer:
In accordance with Ordinance No. 1001 which was adopted June 20,
1988 by the Tustin City Council, the Community Development Director
has the authority to.approve, approve with conditions or deny
Certificate of Appropriateness for improvements requiring a City
building permit for property located within a Cultural Resource
District.
The following findings are required before a Certificate of
Appropriateness is issued:
1. The proposed work will not materially alter, destroy �or
adversely affect the resource and, in the case of a structure,
is compatible with the architectural style of the existing
structure;
2. The proposed modifications will retain the essential elements
which make the structure, site or feature culturally
significant;
3. The proposed work conforms to the Municipal Code and design
standards which may be established from time to time by the
Cultural Resources Committee;
4. The proposed work does not adversely affect the character of
the District or Designated Cultural Resources within the
District; and
5. The proposed work is harmonious with existing surroundings.
The extent of harmony shall be evaluated in terms of
appropriateness.of•materials, scale, size, height, placement
and use of a new building or structure in relationship to
existing buildings and structures and the surrounding setting.

An additional finding is required before a Certificate of
Appropriateness can be issued for the demolition of a Designated
Cultural Resource:
1. Reconstruction or restoration is not economically feasible or
practical based on field observation.
2. The proposed replacement structure does not detract from the
neighborhood.
The Community Development Director has reviewed the proposed plans
and approves a Certificate of Appropriateness for demolition of an
existing garage and construction of a new garage at the subject
location. It has been determined that the proposed improvements
are in conformance with the above requirements in that the proposed
rehabilitation will not alter the exterior appearance of the
structure.
