In accordance with Ordinance No. 1001 which was adopted
June 20, 1988 by the Tustin City Council, the Community
Development Director has the authority to approve,
approve with conditions or deny Certification of
Appropriateness for improvements requiring a City
building permit for,property located within a Cultural
Resource District.
The following findings are required before a Certificate
of Appropriateness is issued:

The proposed work conforms to the Municipal Code
and design standards which may be established from
time to time by the Cultural Resources Committee.
The proposed work does not adversely affect the
character of the District: or Designated Cultural
Resources within the District.
C. The proposed work is harmonious with existing
surroundings. The extent of harmony shall be
evaluated in terms of appropriateness of materials,
scale, size, height, placement and use of a new
building or structure in relationship to existing
buildings and structures and the surrounding
setting.

The Community Development Department has reviewed the proposed
plans for a new foundation, interior renovation, and a roof
reconstruction and re -roofing of a residential structure and has
determined that the proposal .is in conformance with the above
requirements. The proposed composition shingle roofing material is
similar in appearance to the existing material and is appropriate
for the subject building. The proposed work is hereby approved,
subject to the following conditions:
1. Prior to the start of any foundation construction,
interior renovation, roof reconstruction or roofing work,
the applicant shall obtain a building permit and pay all
applicable plan check and permit fees.
2. The proposed composition shingle roofing material shall
be minimum type "B".
3. Any replacement or repair of an existing feature of the
roof (ie. rafter tails, gutters, downspout, roof vents,
chimneys) shall match the existing materials, finish and
colors of the existing structure.
4.The pitch of the proposed reconstructed roof shall match
the pitch of the existing roof.
5. All removed rafter tails and triangular braces shall be
replaced with matching rafter tails and braces. Fascia
board is not authorized.
6. The existing arched portico over the front door shall
remain.
7. Any partial replacement or repair of the existing wood
siding or trim shall be similar to or compatible with the
existing materials, form, finish and colors of the
existing wood siding or trim.
8. In the event that any of the existing windows are
presently damaged or damaged during construction, any
replacement or repair of said windows, including glazing
or framing, shall be similar to or compatible with the
existing form and materials of the existing windows.
9. Prior to final inspection and approval by the Community
Development Department of the subject work, the applicant
shall remove any abandoned, dismantled, wrecked,

inoperable, discarded objects or equipment such as, but
not limited to automobiles, trucks, trailers, boats,
appliances, water heaters, refrigerators, furniture,
fixtures, miscellaneous machinery and equipments, cans or
containers standing or stored on the property or on
adjacent parkway sidewalks or streets which can be viewed
from a public highway, walkway, or from private or public
property, or which items are readily accessible from such
places, or which are stored on private property in
violation of any other law or ordinance. During
construction, any such objects or equipment shall be
stored in an area which cannot be viewed from a public
highway, street or walkway.
10. Prior to final inspection and approval by the Community
Development Department of the subject work, the applicant
shall remove from the subject property all lumber
(excluding stacked firewood not visible from a public
street, alley or adjoining property for use on the
property or lumber for a construction project on the
property with a valid permit), junk, trash, salvage
materials, or packing boxes or other debris.
11. Prior to final inspection and approval by the Community
Development Department of the subject work, the applicant
shall remove from the subject property any vehicle, boat,
camper shell or other similar item parked or stored on an
unpaved surface.
12. Prior to final inspection and approval by the Community
Development Department of the subject work; the applicant
shall submit a landscaping plan for the subject property
which shall indicate the type of landscaping proposed for
the subject property. The subject work shall not receive
final inspection and approval until said landscaping plan
is approved by the Community Development Department and
all renovated landscaping is installed. A note shall be
provided on said landscaping plan that "All landscaping
shall be maintained in a healthy condition free of dead,
decayed, overgrown or discarded plant material."
13. Prior to final inspection and approval by the Community
Development Department (Building and Planning Divisions)
of the subject work, the property shall be in compliance
with all property maintenance standards contained in City
of Tustin Ordinance No. 1080.

14. Prior to final inspection and approval.by the Community
Development Department of the subject work, the existing
driveway on the subject property shall be restored,
repaired, and/or resurfaced such that the driveway
surface is free of potholes, buckled or cracked surfaces,
or raised areas.
