155 El Camino Real - Demolition (Ranch House)
In accordance with Ordinance No. 1001 which was adopted June 20, 1988 by the Tustin City Council, the.
Community Development Director has the authority to approve, approve with conditions or deny Certificates of
Appropriateness for improvements requiring a City building permit for property located within a Cultural
Resource District. The proposed project includes the demolition of a commercial structure (Ranch House) to
enable constriction of a new two-story commercial structure. The commercial structure to be demolished is not
a rated structure identified in the Tustin Historical Resources Survev.
The Community Development Department finds and determines as follows:
A. The proposed demolition conforms to the Municipal Code and shall comply with the City of Tustin
regulations for demolition.
B. On July 12, 1999, the Planning Commission approved the design of a commercial structure proposed to
be built on the subject property.
C. The proposed demolition does not adversely affect the character of the District or Designated Cultural
Resources within the District in that the proposed replacement structure is more in keeping with the
architectural style of the Old Town Tustin area than the existing structure and will improve the character
of the District.
D. The structure to be demolished is not harmonious with existing surroundings and removal of the
dilapidated structure will .enhanced this area of the District.
The proposed work is hereby approved, subject to the following conditions:
Prior to the start of any work, the applicant shall obtain a demolition building permit and pay all
applicable plan check and permit fees.
2. A 6 -foot high temporary chain link construction fence shall be placed around the perimeter of the
project site prior to demolition. The. construction fence shall remain and be secured through the
demolition of the existing building and construction of the replacement building.
