CERTIFICATE OF APPROPRIATENESS
245 South A Street (Kuehnert)
In accordance with Ordinance No. 1001 which was adopted June 20, 1988 by the Tustin City Council, the
Community Development Director has the authority to approve, approve with conditions or deny Certificates of
Appropriateness for improvements requiring a City building permit for property located within a Cultural
Resource District. The proposed project includes the construction of a 370 square foot addition to the rear of
the existing single story residence, demolition of a oversized one -car garage and the construction of a 504
square foot two car garage. The residence is a "B" rated Craftsman single family residential structure per the
Tustin Historical Resources Survey.
The Community Development Department finds and determines as follows:
A. In accordance with Tustin City Code Section 9252(H)(1)(a), the proposed work will not adversely affect
the existing structure and, as conditioned, is compatible with the Craftsman architectural style in that the
design and materials will match the existing residence
B. In accordance with Tustin City Code Section 9252(H)(1)(b), the proposed addition and new garage, as
conditioned, will retain the essential elements which make the existing residence culturally significant in
that the design is compatible with the existing structure and located within the rear yard of the lot.
C. In accordance with Tustin City Code Section 9252(H)(2)(a) the proposed work conforms to the
Municipal Code and as conditioned conforms to the City of Tustin Residential Design Guidelines.
D. In accordance with Tustin City Code Section 9252(H)(2)(b) the proposed work, as conditioned under
Design Review 00-039,will not adversely affect the character of the District or Designated Cultural
Resources within the District in that the addition and new garage is compatible with the existing
structure and the surrounding neighborhood.
E. In accordance with Tustin City Code Section 9252(H)(2)(c) the proposed work, as conditioned under
Design Review 00-039 is harmonious with the existing surroundings. In evaluating this, the
appropriateness of materials, scales, size, height, placement and use of the new building in relation to
existing structures and the surrounding setting was considered.
F.' The proposed demolition conforms to the Municipal Code and the City .of Tustin regulations for
demolition. The proposed demolition does not adversely affect the character of the District or
Designated Cultural Resources within the District in that the proposed replacement structure is in
keeping with the architectural style of the existing residence and increasing the size of the garage will
improve the function of storing automobiles. The condition of the existing garage is a hazard to public
safety and repairs or stabilization are not physically possible. Reconstruction or restoration is not
economically feasible or practical.

The proposed work is hereby approved, subject to the following conditions:

Exhibit A attached to the letter dated October 11, 2000.
