CERTIFICATE OF APPROPRIATENESS
135 SOUTH A STREET
In accordance with Ordinance No. 1001 which was adopted June 20, 1988 by the
Tustin City Council, the Community Development Director has the authority to
approve, approve with conditions or deny Certificates of Appropriateness for
improvements requiring a City building permit for property located within a Cultural
Resource District.
The proposed project includes construction of a new 780 square foot residential
unit on the property located at 135 South A Street currently developed with a "C"
rated Victorian Italianate per the Tustin Historical Resources Survey and a second
unit authorized as a duplex through approval of Design Review 98-013 on April
22, 1999.
The Community Development Department finds and determines as follows:
A. The proposed work will conform to the Municipal Code and TCC Section
8103(m) in that the proposed work will require issuance of a building permit
and site inspections.
B. The proposed work does not adversely affect the character of the District or
Designated Cultural Resources Within the District in that the proposed third
unit would be located at the rear of the site and constructed to match the
design and style of the existing structures. As conditioned, the proposed
,third unit will be constructed of materials that match the existing residence
as documented in the Tustin Historical Resources Survey.
C. The proposed work is harmonious with existing surroundings in that the
third unit meets the City Code requirements set forth in the Tustin General
Plan of High Density Residential Land Use designation and the Multiple
Family Residential (R=3) district and complements the style, material, and
scale of the existing and the surrounding properties.
