CERTIFICATE OF APPROPRIATENESS
345 W. Main Street
In accordance with Ordinance No. 1001 which was adopted June 20, 1988 by the
Tustin City Council, the Community Development Director has the authority to
approve, approve with conditions or deny Certificates of Appropriateness for
improvements requiring a City building permit for property located within a Cultural
Resource District.
The proposed project includes demolition of an existing garage and construction of
a new 840 square foot three -car garage including a 180 square foot workshop and
a 195 square foot nook addition to an existing residence located at 345 W. Main
Street currently developed with a "C" rated Colonial Revival per the Tustin
Historical Resources Survey.
The Community Development Department finds and determines as follows:
A. The proposed work will conform to the Municipal Code and TCC Section
8103(m) in that the proposed work will require issuance of a building permit
and site inspections.
B. The proposed work does not adversely affect the character of the District or
Designated Cultural Resources within the District in that the proposed
three -car garage and nook addition are designed to complement the
existing structure in style, material, color and design. The original structure
has been significantly altered and the existing garage structure is noted in
the Tustin Historical Resources Survey as a clapboard -sided gable
structure, and the design will be replicated in the new three -car garage
structure. As conditioned, the proposed garage structure and nook addition
will be constructed of materials that match the existing residence as
documented in the Tustin Historical Resources Survey.
C. The proposed work is harmonious with existing surroundings in that the
three -car garage and addition meets the City Code requirements set forth in
the Tustin General Low Density Residential Land Use designation and the
Single Family Residential (R-1) district and complements the style, material,
and scale of the existing and the surrounding properties.
