NEW BUILDING ENTRANCE ON THE NORTHWEST CORNER
OF EL CAMINO REAL AND THIRD STREET
In accordance with Ordinance No. 1001 which was adopted June 20, 1988, by the Tustin City Council, the
Community Development Director has the authority to approve, approve with conditions, or deny Certificates
of Appropriateness for improvements requiring a City building permit for property located within a Cultural
Resource District. The proposed project includes the removal of two existing exterior windows in the
existing first floor corner office suite, at the northwest corner of EI Camino Real and Third Street. The
windows will be replaced with a double -door entrance; including two concrete steps along El Camino
Real, and a concrete ramp and railing beginning from the Third Street side of the building, which will be
accessible to persons with disabilities as per State of California Accessibility Standards (Title 24).
The structure is located within Old Town Tustin, within the Cultural Resources Overlay District.
The Community Development Department finds and determines as follows:
A. The proposed work conforms to the Municipal Code and any applicable design standards in that the
doors will be within the sam . framework of the existing windows, and will be in accordance with th .
State of California Accessibility Standards (Title 4)
B. The proposed work does not adversely affect the character of the District or Designated Cultural
Resources within the District in that the new entrance orientation towards the street is consistent with
other street -oriented buildings and husin ss s within (did Town Tustin

The proposed work is hereby approved, subject to the following conditions:
1. Prior to the start of any work, the applicant shall obtain a building permit and pay all applicable plan
check and permit fees.
2. Prior to any work in the public right-of-way, an Encroachment Permit must be obtained from and
applicable fees paid to the Public Works Department.
3. A level floor or landing shall be provided at all doors. This area shall have a minimum length of sixty
(60) inches in the direction of the door swing and forty-eight (48) inches in the opposite direction of
the door swing.

4. The building plans shall be consistent with the City of Tustin Landscaping and Irrigation Guidelines,
and the coverage of landscaping irrigation and materials are subject to field inspection at project
completion by the Community Development Department. The Community Development Department
may request minor substitutions of plant materials or request additional sizing or quantity of materials
prior to final inspection.
