REMODELING AT THE REAR OF AN EXISTING HOUSE TO CONSTRUCT A NEW LAUNDRY
ROOM, A RAISED PORCH WITH WOOD RAILING AND A TRELLIS STRUCTURE
In accordance with Ordinance No. 1001 which was adopted June 20, 1988, by the Tustin City Council, the
Community Development Director has the authority to approve, approve with conditions, or deny Certificates
of Appropriateness for improvements requiring a City building permit for property located within a Cultural
Resource District. The proposed project includes remodeling the back entry to the house for construction
of a new 81 square foot laundry room, a 50 square foot raised porch with wood railing, and a wood trellis
structure to provide a covered garage access to the house. The existing residence is an A -rated structure in
the Tustin Historical Resources Survey that includes a two story Greek Revival/Italianate style house built in
1881 (Hewes House).
The Community Development Department finds and determines as follows:
A. The property is an,A-rated structure and installation of the laundry room, raised porch and trellis at
the rear will not impact the appearance of the property.
B. The proposed fencing conforms to the Municipal Code and the Residential Design Standards.
C. The proposed work does not adversely affect the character of the District or Designated Cultural
Resources within the District in that the proposed laundry room, porch, and trellis are designed to be
comnlementary to the height and mass of the house. The 81 sauare foot laundry addition is located
to the rear of the house and designed with colors and materials that will match the existing structure
(horizontal wood siding and mansard roofing,).
The.proposed work is hereby approved, subject to the following conditions:
1. Prior to the start of any work, the applicant shall obtain a building permit and pay all applicable plan
check and permit fees.
2. The laundry room, raised porch, and trellis shall be finished/painted to match the existing structure.
