REROOF OF A NON -RATED COMMERCIAL STRUCTURE
In accordance with Ordinance No. 1001 which was adopted June 20, 1988, by the Tustin City Council, the
Community Development Director has the authority to approve, approve with conditions, or deny Certificates
of Appropriateness for improvements requiring a City building permit for property located within a Cultural
Resource District. The proposed project includes the removal of the existing roofing materials on the flat
portion of the roof at 445 Ell Camino Real, and replacement with 4 ply, "Hot Mop" liquid roofing
material. The existing building is a "non -rated" structure per the Tustin Historical Resources Survey
Report..
The Community Development Department finds and determines as follows:
A. The proposed work conforms to the Municipal Code and any applicable design standards in that in
accordance with TCC Section 8103 (m) the proposed roof is a class `B" covering assembly.
B. The proposed work does not adversely affect the character of the District or Designated Cultural
Resources within the District in that the proposed roof replaces the roofing materials on the existing flat
portion of the roof with new similar roofing materials which are to the appropriate to the existing
buildin .
C. The proposed work is harmonious with existing surroundings in that the proposed roof material is
consistent with the style of the existing roof and appropriate .for the building. The proposed roofing
material will be installed on the flat portion of the roof and will not be visible from the public street.
The proposed work is hereby approved, subject to the following conditions:
Prior to the start of any work, the applicant shall obtain a building permit and pay all applicable plan
check and permit fees.
2. Any replacement or repair of any existing features surrounding the roof shall match the existing
materials, finish, and colors of the existing structure.
3. The roof materials are to be removed and replaced on the flat portion of the roof only.
