PROPOSAL: The existing single-family detached structure is a Non -Rated dwelling
in the Cultural Resource Overlay District. The project involves
interior remodel of an existing family home by enclosing a 125
square -foot breezeway into an entryway, replacing windows and
doors with tempered glass windows and doors, and adding a low -
profile skylight. The project also involves exterior remodeling by
installing "river rock" over existing stucco, stucco trim and cap, and
redesigning and re -roofing the existing composition shingles.
. In accordance with Ordinance No. 1001 which was adopted June 20, 1988, by the Tustin
City Council, the Community Development Director has the authority to approve, approve
with conditions, or deny Certificates of Appropriateness for improvements requiring a City
building permit for property located _within a Cultural Resource District. The structure is a
"Non -Rated" structure per the Tustin Historical Resources Survey.
The Community Development Department finds and determines as follows:
A. The proposed work conforms to the Municipal Code and any applicable design
standards in that the, proposed project meets zoning code requirements and would
match the colors and materials of the existing dwelling.
B. The proposed work does not adversely affect the character of the District or
Designated Cultural Resources within the District in that although the dwelling is
not rated in the City of Tustin Historical Resources Survey Report, the proposed
new roofline would create a common roof structure, the proposed skylight would
be low profile and visible mainly on its side view, the proposed enclosure and rock
facade would create an aesthetically pleasing elevation consistent with the design
of the home.
C. The proposed work is harmonious with the existing building and surroundings in
that the new stucco and roof will match the existing structure and will not conflict
• with the architectural style of other surrounding structures.

The proposed work is hereby approved, subject to the following conditions:
1. Prior to the start of any work, the applicant shall obtain a building permit and pay
all applicable plan check and permit fees.
2. Any replacement or repair of any existing exterior features shall match the existing
materials, finish, and colors of the existing exterior structure.
