PROPOSAL: The property is improved with an "A" rated Craftsman style main structure and a
"B" rated Victorian — Italianate carriage house, both built in 1880 per the Tustin
Historical Resources Survey. The proposed project involves:
1) A 352 square foot addition at the rear of the main house; and
2) A new 957 square foot solid roof patio cover, attaching the main house to
existing guest house structure.
in accordance with Ordinance No. 1001 which was adopted June 20, 1988, by the Tustin City
Council, the Community Development Director has the authority to approve, approve with
conditions, or deny Certificates of Appropriateness for improvements requiring a City building
permit for property located within a Cultural Resource District.
The Community Development Department finds and determines as follows that for alteration of a
designated cultural resource:
A. The proposed work conforms to the Municipal Code and design standards as established
by the City, in that proposed addition and patio cover meet all applicable development
standards for a single family residence and accessory structure in the R-1 (Single Family
Residential) Zoning District.
B. The proposed addition and patio cover will be consistent with the historic appearance of
the property in that the work will involve reusing existing historic wood -framed windows
wherever possible, and new materials (stucco, wood, and self -adhering roofing) will match
existing materials as closely as possible.
C. The proposed work does not adversely affect the character of the District or Designated
Cultural Resources within the District in that the proposed work is located at the rear of a
approximately 17,000 square foot lot, setback over 100 feet from the street, and will not
be visible from Pasadena Avenue. The rear of the property backs to the freeway right-of-
way and will not be readily visible to passing vehicles.

D. The proposed work is harmonious with existing surroundings, in that the proposed
addition and patio cover are designed in a style consistent with the historic structure and
the proposed materials are appropriate for the historic structure.
The proposed work is hereby approved, subject to the following conditions:
1. Prior to the start of any work, the applicant shall obtain a building permit and pay all
applicable plan check and permit fees.
2. The proposed rear addition and patio cover materials, and any other replacement or repair
of any part of the existing or new structures, shall match the existing exterior materials,
finish, and colors of the existing structure, subject to final inspection by the Planning
Division prior to -final permit approval.
3. All improvements shall be made as shown on the approved plans, on file with the
Community Development Department, and subject to field verification prior to final permit
approval.
