The property is improved with a residential structure in the California Bungalow
style rated with an NRHP Status Code: 5D1 per the Update to the Tustin Historical
Resources Survey (2003).
The proposed work involves the remodel of two existing bathrooms (C2015-0574).
Two exterior windows along the side of the residence will be resized due to the
placement of showers within the bathrooms. All windows on the residence
currently consist of white vinyl replacement windows. The proposed resized
windows are only minimally visible from the public right-of-way. All. new materials
and colors are to match those existing on the home.
In accordance with Ordinance No. 1001 which was adopted June 20, 1988, by the
Tustin City Council, the Community Development Director has the authority to
approve, approve with conditions, or deny Certificates of Appropriateness for
improvements requiring a City building permit for property located within a Cultural
Resource District.
The Community Development Department finds and determines as follows:
A. The proposed work conforms to the Municipal Code and any applicable
design standards in that the proposed project meets zoning code and
building code requirements. The majority of the proposed work will not be
visible from the public right-of-way as the proposed resized windows are
located along the side of the residence towards the rear.
B. The proposed work does not adversely affect the character of the District or
Designated Cultural Resources within the District in that: the proposed
exterior alterations of the bathroom remodel will not alter the building's
footprint and will utilize materials, finishes, and colors to match the existing
residence. The property will remain as a single family residence.
C. The proposed work is harmonious with existing surroundings in that the
improvements are primarily interior. The proposed work would not cause a
substantial change in the visual appearance of the site as the windows are
only minimally reduced in size and would match the existing windows in
materials and colors.

The proposed work is hereby approved, subject to the following conditions:
1. Prior to the start of any work, the applicant shall obtain a building permit and
pay all applicable plan check and permit fees.
2. The resized windows shall match the existing windows in color, materials
and trim. Repair work to the exterior shall utilize materials, finishes, and
colors to match the existing residence.
3. Prior to project final and occupancy, field inspection shall be conducted to
verify consistency with the approved set of plans.
