The property is improved with a 1,576 square foot single story residence. The
property is not listed as a historic resource per the City of Tustin Historical
Resources Survey. Previous construction at the property authorized under Building
Permit Nos. 4829 and C10-0153 was not completed and did not receive final
inspection. The scope of the prior permits will be covered under the new permit to
be issued.
The proposed work involves the addition of a single story master bedroom
expansion of 196 square feet and a 307 square foot covered patio at the rear of the
residence (C2014-0232). A portion of the existing roof will be reconfigured to
create a single gable along the rear portion of the home. This new gabled element
will project approximately two feet above the existing ridge and consist of wood
siding to match the existing front gable on the home. The new roof will consist of a
4:12 pitch to match the existing roof slope on the home. All new materials and
colors are to match those existing on the home.
In accordance with Ordinance. No. 1001 which was adopted June 20, 1988, by the
Tustin City Council, the Community Development Director has the authority to
approve, approve with conditions, or deny Certificates of Appropriateness for
improvements requiring a City building permit for property located within a Cultural
Resource District.
The Community Development Department finds and determines as follows:
A. The proposed work conforms to the Municipal Code and any applicable
design standards in that the proposed project meets zoning code and
building code requirements. The majority of the proposed work will not be
visible4rom the= public-right-of-way-as-the-addition-is-af-the-r-eaf-of -th - - -
residence.
B. The proposed work does not adversely affect the character of the District or
Designated Cultural Resources within the District in that: the proposed
addition will utilize materials, finishes, and colors to match the existing
residence. The property will remain as a single family residence.

C. The proposed work is harmonious with existing- surroundings in that the
proposed addition is single storied. The proposed work would not cause a
substantial change in the visual appearance of the site as the addition is at
the rear of the property and not highly visible.
The proposed work is hereby approved, subject to the following conditions:
1. Prior to the start of any work, the applicant shall obtain a building permit and
pay all applicable plan check and permit fees.
2. Outstanding items from Building Permits No. 4829 and C10-0153 shall be
completed and inspected in conjunction with this permit (C2014-0232).
3. Prior to project final and occupancy, field inspection shall be conducted to
verify consistency with the approved set of plans.
