The property is improved with a 720 square foot single -story residence with a
detached two -car garage. The property is not listed as a historic resource per the
City of Tustin Historical Resources Survey.
On August 31, 2015, the City of Tustin Community Development Director approved
Design Review (DR) 2015-015 authorizing the remodel of the existing residence
and the construction of a room addition and new front porch at the subject property.
The proposed improvements include the remodel of an existing residence,
construction of a new 270 square foot porch, and a 627 square foot room addition
at the rear. The existing residence has a total square footage of 720 square feet
and the proposed 627 square foot addition will bring the living space to a total
square footage of 1,347 square feet. The proposed additions will be similar in scale
and massing to the existing structure and materials and finishes utilized will match
the existing structure and the character of the Cultural Resource District.
In accordance with Ordinance No. 1001 which was adopted June 20, 1988, by the
Tustin City Council, the Community Development Director has the authority to
approve, approve with conditions, or deny Certificates of Appropriateness for
improvements requiring a City building permit for property located within a Cultural
Resource District.
The Community Development Department finds and determines as follows:
A. The proposed improvements conform to the Municipal Code and any
applicable design standards in that the proposed project meets Zoning Code
and Building Code requirements, and Residential Design Guidelines (Permit
# C2016-0006).
B. The proposed work does not adversely affect the character of the District or
Designated Cultural Resources within the District in that: The porch addition
is consistent with the California Bungalow style and incorporates design
characteristic consistent with this style home. The proposed improvements
will utilize materials, finishes, and colors to match the existing residence.
The property will remain as a single family residence.
C. The proposed work is harmonious with existing surroundings in that the
proposed addition is single storied. The proposed work would not cause a

substantial change in the visual appearance of the site as the porch addition
is consistent with California Bungalow style and the addition is at the rear of
the property and not visible from the right-of-way.
The proposed work is hereby approved, subject to the following conditions:
1. Prior to the start of any work, the applicant shall obtain a building permit and
pay all applicable plan check and permit fees.
2. Prior to project final and occupancy, field inspection shall be conducted to
verify consistency with the approved set of plans.
3. The applicant shall comply with the conditions of Design Review 2015-015.
