RESOLUTION NO. 04-66
A RESOLUTION OF THE CITY COUNCIL OF THE CITY OF
TUSTIN APPROVING FINAL PARCEL MAP 2003-169 TO
SUBDIVIDE LOT "2" OF LOT LINE ADJUSTMENT 03-002
(PORTION OF LOT 66, BLOCK 10, IRVINE SUBDIVISION,
M.M. 1/88) FOR CONDOMINIUM PURPOSES TO
ACCOMMODATE THE DEVELOPMENT OF ELEVEN (11)
OFFICE BUILDINGS AT 15151 WOODLAWN AVENUE
The City Council of the City of Tustin does hereby resolve as follows:
The City Council finds and determines as follows:
A.
That Final Parcel Map 2003-169 is a request to subdivide a 3.518-acre
site, Lot "2" of Lot Line Adjustment 03-002 (portion of Lot 66, Block 10,
Irvine Subdivision, M.M. 1/88), located at 15151 Woodlawn Avenue, for
condominium purposes to accommodate the development of eleven (11)
office buildings totaling 57,161 square feet;
B.
The Planning Commission recommended that the City Council approve
Tentative Parcel Map 2003-169 on August 11, 2003, and the City Council
approved Tentative Parcel Map 2003-169 on August 18, 2003;
C.
The proposed subdivision is in conformance with Tentative Parcel Map
2003-169 and the Tustin Area General Plan, Pacific Center East Specific
Plan, Tustin Zoning Code, State Subdivision Map Act, the City's Subdivision
Code, and has been determined to be consistent with the Air Quality Sub-
Element;
D.
The site is physically suitable for the type of development proposed;
E.
The design of the proposed improvements is not likely to cause substantial
environmental damage or substantially and avoidably injure fish or wildlife in
their habitat;
F.
The types of improvements proposed are not likely to cause public health
problems;
G.
All easements necessary to support the development have been shown
on the map; easements for public waterline, fire protection access, and
driveway access will be established with the recordation of the final map;
H.
Final Parcel Map 2003-169 is Categorically Exempt (Class 15) from the
provisions of the California Environmental Quality Act pursuant to Section
Resolution No. 04-66

15315 of Title 14, Chapter 3 of the California Code of Regulations
(Guidelines for the California Environmental Quality Act).
II.
The City Council hereby approves Final Parcel Map 2003-169 to subdivide a
3.518 acre site, identified as Lot "2" of Lot Line Adjustment 03-002 (portion of
Lot 66, Block 10, Irvine Subdivision, M.M. 1/88) and located at 15151
Woodlawn Avenue, for condominium purposes to accommodate the
development of eleven (11) office buildings totaling 57,161 square feet, subject
to final review and approval by the City Engineer and the City Attorney prior
to recordation.
PASSED AND ADOPTED at a regular meeting of the Tustin City Council held on
the 19th day of July, 2004.
