A RESOLUTION OF THE CITY COUNCIL OF THE CITY OF TUSTIN,
CALIFORNIA, APPROVING FINAL TRACT MAP 15380 SUBDIVIDING
5.011 ACRES INTO TWENTY FIVE (25) NUMBERED LOTS FOR SINGLE
FAMILY RESIDENTIAL DEVELOPMENT LOCATED WEST OF
JAMBOREE ROAD BETWEEN TUSTIN RANCH ROAD AND PORTOLA
PARKWAY.
The City Council of the City of Tustin does hereby resolve as follows:
I. The City Council finds and determines as follows;
A. That Final Tract Map 15380 have been submitted by Richmond American
Homes Inc., ("the Subdivider");
B. That a public hearing was held by the Planning Commission on July 1.4,
1997. At this hearing, the Planning Commission recommended that the
City'Council approve Vesting Tentative Tract Map 15380. Subsequently,
the City Council approved Vesting Tentative Tract Map 15380 on July 21,
1997;
C. That, pursuant to Section 66456.1 of the Subdivision Map Act, the
Subdivider intends to file multiple final maps in relation to approved
Tentative Tract Map 15380. Final Tract Map 15380 is the last of such final
maps;
D. Pursuant to Section 15268(b) (Ministerial ProjeCts) of the California
Environmental Quality Act (CEQA), the Final Maps are considered
statutorily exempt from the requirements of CEQA;
E. That the proposed subdivision is in substantial conformance with the Tustin
General Plan, the Tustin Zoning Code and Subdivision Map Act subject to
all subdivision bonds as approved by the City Engineer and the City
Attorney;
F. The 1.6524 acres of parkland required for this development was previously'
dedicated with recordation of Tract 13627;
G. That the City has reviewed the status of the School Facilities Agreements
between the Irvine Company and the Tustin Unified School District for the
impact of Tentative Tract 15380 on School District facilities, and changes in
state law. Impacts associated with this approval on School District facilities
are adequately addressed;

H. That the site is physically suitable for the type of development proposed;
I. That the site is physically suitable for the proposed density of development;

s J. That the design of the subdivision or the proposed improvements are not
likely to cause substantial environmental damage or substantially and
6 avoidably injure fish or wildlife in their habitat;

K. That the design of the subdivision or the type of improvements proposed
8 will not conflict with easements acquired by the public-at-large, for access
through or use of the property within the proposed subdivision;

i0 L. That the design of the subdivision or the types of improvements proposed
are not likely to cause serious public health problems; and,

M. That the Final Map is in substantial conformance with the Vesting Tentative
Tract Map.

~4 II. The City Council hereby approves Final Tract Map 15380, subject.to posting of all
15 required bonds, approval of the Water Quality Management Plan (WQMP) and
final approval by the City Engineer and City Attorney.

PASSED AND ADOPTED at a regular meeting of the Tustin City Council, held on the 16

the. City Council held on the 16th day of November, 1998, by the following vote:
