3 A RESOLUTION OF THE CITY COUNCIL OF THE CITY OF TUSTIN,
4 CALIFORNIA, APPROVING FINAL TRACT MAPS 15506 AND 15507
SUBDIVIDING 10 ACRES INTO 53 LOTS LOCATED WEST OF JAMBOREE
5 ROAD BETWEEN TUSTIN RANCH ROAD AND PORTOLA PARKWAY.

The City Council of the City of Tustin does hereby resolve. as follows:

9 I. The City Council finds and determines as follows:

A. That Final Tract Maps 15506 and 15507 have been submitted by Richmond
~ American Homes Inc., ("the Subdivider");

B. That a public hearing was held by the Planning Commission on July 14, 1997. At
~3 this hearing, the Planning Commission recommended that the City Council approve
Vesting Tentative Tract Map 15380. Subsequently, the City Council approved
~4 Vesting Tentative Tract Map 15380 on July 21, 1997;

C. That, pursuant to Section 66456.1 of the Subdivision Map Act, the Subdivider
~6 intends to file multiple final maps in relation to approved Tentative Tract Map
15380. Final Tract Maps 15506 and 15507 are the fifth and sixth of such final

maps;

D. Pursuant to Section 15268(b) (Ministerial Projects) of the California Environmental
~9 Quality Act (CEQA), the Final Maps are considered statutorily exempt firom the
20 requirements of CEQA;
2~ E. That the proposed subdivision is in substantial conformance with the Tustin General
22 Plan, the Tustin Zoning Code and Subdivision Map Act subject to all subdivision
bonds as approved by the City Engineer and the City Attorney;

F. The 1.6524 acres of parkland required for this development was previously
24 dedicated with recordation of Tract 13627;

G. That the City has reviewed the status of the School Facilities Agreements between
26 the Irvine Company and the Tustin Unified School District for the impact of
Tentative Tract 15380 on School District facilities, and changes in state law:

Impacts associated with this approval on School District facilities are adequately
28 ad.ch-essed;
29 H. That the site is physically suitable for the type of development proposed;

3 I. That the site is physically suitable for the proposed density of development;
4 J. That the design c~f the subdivision or the proposed improvements are not likely to
s cause substantial environmental '.damage or substantially and avoidably injure fish or
wildlife in their habitat;

K. That the design of the subdivision or the type of improvements proposed will not
7 conflict with easements acquired by the public-at-large, for access through or use of
s the property within the proposed subdivision;
9 L. That the design of the subdivision or the types of improvements proposed are not
~0 likely to cause serious public health problems; and,
~ M. That the Final Maps are in substantial conformance with the Vesting Tentative Tract
~2 Map.

II. The City Council hereby approves Final Tract Maps 15506 and 15507, subject to posting of.
~4 all required bonds, approval of the Water Quality Management Plan (WQMP) and final
is approval by the City Engineer and City Attorney.

PASSED AND ADOPTED at a regular meeting of the Tustin City Council, held on the 3rd day of
