BURK, INC. s OWNER: RREEF - IV. , INC. - A DELAWARE CORPORATION 1630 SOUTH SUNKIST, SUITE A �r ANAHEIM, CALIFORNIA 92806 ATT: MIKE SEVERSON LOCATION: 1.222 IRVINE BOULEVARD ZONING: RETAIL COMMERCIAL (C-1) • TOWN CENTER REDEVELOPMENT - e PROJECT AREA Zoning Administrator Action Agenda September 29, 1997 Page 2 ENVIRONMENTAL THIS PROJECT HAS BEEN DETERMINED TO BE STATUS: CATEGORICALLY EXEMPT (CLASS 1) PURSUANT TO THE PROVISIONS OF SECTION 15301 OF THE CALIFORNIA ENVIRONMENTAL QUALITY ACT REQUEST: REMODEL OF AN EXISTING RESTAURANT Recommendation That the Zoning Administrator adopt Zoning Administrator Action 97-008 approving Design -Review 97-024.. Presentation: Minoo Ashabi, Assistant Planner The Administrator asked if the applicant would be able to obtain a texture for the proposed standing seam roofing that would make it less reflective. The applicants both affirmed. Rex Shields asked for clarification of the designation, "site boundary lines" , as noted in the staff report . The Administrator, stated that the designation was asking for a better description of the existing improvements being modified. Rex Shields inquired what the City expected of a non-reflective roof . Daniel Fox noted that. the standing seam metal roof could be galvanized rather than reflective or antiqued and dulled in some way to subdue glare. A sample should be submitted at plan check. Rex Shields inquired about signage • and .asked the 'process for getting approval of red neon. Daniel Fox stated that three signs were allowed, a primary sign of 75 square feet and two secondary signs of 25 square feet each. The sign could be taken in over the counter and if details were consistent with the sign code, the process would involve a day or two but a request for neon would have to be heard before the Planning Commission and this may involve 3-4 weeks. Mr. Fox stressed that the project could go forward and the neon request could be brought back to the Planning Commission at a later date . Gregg Rot_c_her stated he would contact the sign manufacturer and forward the necessary details for design review. Zoning Administrator Action Agenda September 29, 1997 Page 3 John E. Burk stated that if the building were designed to . incorporate signs of a certain size; reducing signage would affect the readability. He asked what the process was to request an exception to the sign code. . Daniel Fox stated that this concern as well as the question of using red neon could be taken concurrently to the Planning Commission for hearing. The Administrator asked if the applicants had read and understood the staff report and if there were any further questions . The applicants indicated they had read and understood the staff report . Rex Shields asked if Condition 5 .4, concerning the exact details of the doors, had to be submitted separately since they were already included on the building plans . Daniel Fox stated that if the details were on the building plans that would be sufficient . The Administrator approved Design Review 97-024 by adopting Zoning Administrator Action 97-008 as submitted. The meeting adjourned at 10 :40 a.m. ADJOURNMENT: The next regular meeting of the Zoning Administrator will be held on October 6, - 1997 at 300 Centennial Way, Community Development Conference room, Tustin, at 10 :30 a.m.
