A RESOLUTION OF THE CITY COUNCIL OF THE CITY OF TUSTIN,
3 CALIFORNIA, APPROVING FINAL TRACT MAPS 15502 AND 15503
LOCATED WEST OF JAMBOREE ROAD BETWEEN TUSTIN RANCH ROAD
4 AND PORTOLA PARKWAY. ·

6 The City Council of the City of TUstin does hereby resolve as
follows:

8 I. The City Council finds and'determines as follows:
9 A. That Final Tract Maps 15502 and 15503 have been submitted
by Richmond AmeriCan Homes inc., ("the Subdivider");

B. That apublic hearing was held by the Planning Commission
11 on July 14, 1997. At this hearing, the Planning
Commission recommended that the City Council approve
12 Vesting Tentative Tract Map 15380. Subsequently, the City
Council approved Vesting Tentative Tract Map 15380 on
13 July 21, 1997;
14 C. That, pursuant to Section 66456.1 ofthe Subdivision Map
· Act, the Subdivider intends to'file multiple final maps
15 in relation to approved Tentative Tract Map 15380. Final
Tract Maps 15502 and 15503 are the first and second such
16 final maps;
17 D. Pursuant to Section 15268(b) (Ministerial Projects) of
the California Environmental Quality Act (CEQA), the
18 Final Map is considered statutorily exempt from the
requirements of CEQA;

E. That. the proposed subdivision is in substantial
20 conformance with the Tustin General Plan, the Tustin
Zoning Code and Subdivision Map Act subject to all
21 subdivision bonds as approved by the City Engineer and
the City Attorney;

F. The 1.6524 acres of parkland required for this
23 development was previously dedicated with recordation of
Tract 13627;

G. That the City has reviewed the status of the School
25 Facilities Agreements between the Irvine Company and the
Tustin Unified School. District for the impact of
26 Tentative Tract 15380 on School District facilities, and
changes in state law. Impacts associated with this
27 approval on School District facilities are adequately
addressed;

H. That the site is physically suitable for the type of
4 development proposed;
5 I. That the site is physically suitable for the proposed
density of development;

J. That the design of the subdivision or the proposed
7 improvements are not likely to cause substantial
environmental damage or substantially and avoidably
8 injure fish or wildlife in their habitat;
9 K. That the design of the subdivision or the type of
improvements proposed will not conflict with easements
10 acquired by the public-at-large,.for access through or
use of the property within the proposed subdivision;

L.. That the design of the subdivision or the types of
12 improvements proposed are not likely to cause serious
public health problems; and,
13
M. That the Final Maps are in substantial conformance with
14 the Vesting Tentative Tract Map.

II. The City Council hereby approves Final Tract Maps 15502 and
16 15503, subject to the posting of all.required bonds and
agreements pursuant to Exhibit A of Planning Commission
17 Resolution No. 3529 and final approval by the City Engineer
and City Attorney.

19 PASSED ANDADOPTED at a regular meeting of the Tustin City Council
held on the 3rd day of November, 1997. '

resolution was passed and adopted at a regular meeting of the City Council
