HomeMy WebLinkAboutCC RES 05-79 RESOLUTION NO. 05-79 A RESOLUTION OF THE CITY COUNCIL OF THE CITY OF TUSTIN APPROVING FINAL TRACT MAP 16792 TO SUBDIVIDE 86.26 ACRES INTO TWELVE (12) PARCELS FOR CONVEYANCE PURPOSES The City Council of the City of Tustin does hereby resolve as follows: I. The City Council finds and determines as follows A. Final Tract Map 16792 was submitted by Moffett Meadows Partners LLC requesting subdivision of a 86.26-acre site into twelve (12) parcels for conveyance purposes within Planning Area 21 of the MCAS Tustin Specific Plan, generally bounded by Harvard Avenue and City of Irvine medium density residential areas on the east, the Peters Canyon Flood Control Channel and Jamboree Road on the west, the future Moffett Avenue and low density residential areas to the north, and Warner Avenue on the south; B. The Planning Commission recommended that the City Council approve Tentative Tract 16792 on June 13, 2005, and the City Council approved Tentative Tract 16792 on June 20,2005; C. The proposed subdivision is in conformance with the Tustin Area General Plan, MCAS Tustin Specific Plan, State Subdivision Map Act, the City's Subdivision Code, and has been determined to be consistent or has been conditioned to be consistent with the Air Quality Sub-Element; D. That the site is located in Planning Area 21 of the MCAS Tustin Specific Plan, which is designated for Low Density Residential within the MCAS Tustin Specific Plan. The site was previously found to be physically suitable for the type and density of development at the time of approval for Tentative Tract Map 16582 (Columbus Grove). E. The proposed subdivision is for conveyance purposes only. No development will be permitted with the project. Although final subdivision maps are Statutorily Exempt pursuant to Section 15268 of California Code of Regulations, Title 14, the City Council has adopted Resolution No. 05- 75 finding that the proposed Tentative Tract Map 16792 for conveyance purposes will have no environmental impacts and that the FEIS/EIR for the MCAS Tustin Reuse Plan and Specific Plan adequately addressed all potential impacts related to the project. The City Council hereby approves Final Tract Map 16792 for the subdivision of a 86.26-acre site into twelve (12) numbered lots for conveyance purposes, subject to final approval by the City Engineer prior to recordation.
