RESOLUTION NO. 05-80
A RESOLUTION OF THE CITY COUNCIL OF THE CITY OF
TUSTIN APPROVING FINAL TRACT MAP 16857 TO
SUBDIVIDE 105.5 ACRES INTO FIFTEEN (15)
NUMBERED PARCELS AND FIVE (5) LETTERED
PARCELS FOR CONVEYANCE PURPOSES
The City Council of the City of Tustin does hereby resolve as follows:
I.
The City Council finds and determines as follows:
A.
Final Tract Map 16857 was submitted by Moffett Meadows Partners LLC
requesting subdivision of a 105.5-acre site into fifteen (15) numbered
parcels and five (5) lettered parcels for conveyance purposes within
Planning Areas 4 and 5 of the MCAS Tustin Specific Plan, generally
bounded by Edinger Avenue on the north and a future fire station site at
the southwest corner of Edinger Avenue and West Connector Road, West
Connector Road on the east, Valencia/North Loop Road on the south, and
an existing industrial office complex and Severyns Road on the west;
B. The Planning Commission recommended that the City Council approve
Tentative Tract 16857 on June 13, 2005, and the City Council approved
Tentative Tract 16857 on June 20,2005;
C.
The proposed subdivision is in conformance with the Tustin Area General
Plan, MCAS Tustin Specific Plan, State Subdivision Map Act, the City's
Subdivision Code, and has been determined to be consistent or has been
conditioned to be consistent with the Air Quality Sub-Element;
D.
That the site is located in Planning Areas 4 and 5 of the MCAS Tustin
Specific Plan, which is designated for Low and Medium Density
Residential within the MCAS Tustin Specific Plan. The site was previously
found to be physically suitable for the type and density of development at
the time of approval for Tentative Tract Map 16581 (Columbus Square).
E.
The proposed subdivision is for conveyance purposes only, No
development will be permitted with the project. Although final subdivision
maps are Statutorily Exempt pursuant to Section 15268 of California Code
of Regulations, Title 14, the City Council has adopted Resolution No. 05-
75 finding that the proposed Tentative Tract Map 16857 for conveyance
purposes will have no environmental impacts and that the FEIS/EIR for
the MCAS Tustin Reuse Plan and Specific Plan adequately addressed all
potential impacts related to the project.

II.
The City Council hereby approves Final Tract Map 16857 for the subdivision of a
105.5-acre site into fifteen (15) numbered parcels and five (5) lettered parcels for
conveyance purposes, subject to final approval by the City Engineer prior to
recordation.
