A RESOLUTION OF THE CITY COUNCIL OF THE CITY OF
3 TUSTIN, CALIFORNIA, APPROVING FINAL TRACT MAPS
15429 AND 15527 LOCATED AT THE NORTHWEST CORNER OF
4 JAMBOREE AND PIONEER ROADS.

6 The City Council of the City Of Tustin does hereby resolve as
follows:

8 I. The City Council finds and determines as follows:
9 A. That Final Tract Maps 15429 and 15527 have been
submitted by Catellus Residential Group ("the
10 Subdivider");
11 B. That a public hearing was held by the Planning
Commission on February 24, 1997. At this hearing,
12 the Planning Commission recommended that the City
Council approve Tentative Tract Map 14797.
13 Subsequently, the City Council approved Tentative
Tract Map 14797 on MarCh 17, 1997;

C. That', pursuant to Section 66456.1 of the
15 Subdivision Map Act, the Subdivider intends to file
multiple final maps in relation to approved
16 Tentative Tract Map 14797. Final Tract Maps 15429
and 15527 are the second and third such final maps;

D. Pursuant to Section 15268(b) (Ministerial Projects)
18 Of the California Environmental Quality Act (CEQA),
the Final Map is considered statutorily exempt from
19 the requirements of CEQA.
20 E. That the proposed subdivision is in substantial
conformance with the Tustin General Plan, the
21 Tustin Zoning Code and Subdivision Map Act;
22 F. The 1.2444 acres of parkland .required for this
development was previously dedicated with
23 recordation of Tract 13627;
24 G. That the City has reviewed the status of the School
Facilities Agreements between the Irvine Company
25 and the Tustin Unified School District for the
impact of Tentative Tract 14797 on School District
26 facilities, and changes in state law. Impacts
associated with this approval on School District
27 facilities are adequately addressed;

4 H. That the site is physically suitable for the type
of development proposed;

I. That the site is physically suitable for the
6 proposed density of development;
7 J. That the design of the subdivision or the proposed
improvements are not likely to cause substanEial
8 environmental damage or substantially and avoidably
injure fish or wildlife in their habitat;

K. That the design of'the subdivision or the type of
10 improvements proposed will not conflict with
easements acquired by the public-at-large, for
11 access through or use of the property within the
proposed subdivision;
12
L. That the design of the subdivision or the types of
13 improvements proposed are not likely to cause
serious public health problems; and,
14
M. That the Final Maps are in substantial conformance
15 with the Vesting Tentative Tract Map.

II. The City Council hereby approves Final'Tract Maps 15429
17 and 15527, subject to the posting of all required bonds
and agreements pursuant to Exhibit A of Planning
18 Commission Resolution No. 3516 and final approval by the
City Engineer and City Attorney.

20 PASSED AND ADOPTED at a regular meeting of the Tustin City
Council', held on the 18th day of August, 1997.

City of Tustin, California, does hereby certify that the whole number of
the members of the City Council is five; that the above and foregoing
resolution was passed and adopted at a regular meeting of the City Council
held on the 18th day of August, 1997, by the following vote:
