1 work at Caltrans 15700 Tustin Village Way.
I believe that the location of proposed construction is not a safe place practice due to insufficient stopping sight
distance required to avoid accidents.

1 am opposed to the use of the raw land located at the intersection of McFadden and Tustin Village way, to build a
gas station for all of the following reasons:
1. There are already a number of gas stations built up in the area.
2. With the slowdown in the economy, the demand for gas has decreased not increased.
3. Any public benefit for a new station would more than be negated by the devastating impact on the existing
businesses in the area.
4. Competition for gas in that area has caused gas prices to be the lowest in the South Orange County area. A
new station would only flood the area with more competition, not less competition.
5. The area could use more development, but a new gas station would only continue to suppress the overall area,
not enhance it. The Tustin city leadership should have better skills at identifying other business that would help
grow the community, not continue to stagnate it.
6. The area needs an Urgent Care center must more than it does another gas station.

Good evening Chair and Members of the Planning Commission. My name is Adan Madrid. I am with ASI
Development. Our offices are located at 5932 Bolsa Ave., Suite 107 in the City of Huntington Beach. I am the
applicant's representative for the proposed reconstruction and gas addition for 7-Eleven at McFadden Avenue
and Tustin Village Way. Thank you for the opportunity to comment on this item electronically and for your
consideration of our application. Although the Planning Commission may be seeing this project for the first time
this evening, we have worked with Planning Staff, the Police Department, as well as the other various City
Departments over a period of 14 months to arrive at a set of project plans that fully comply with the City's
municipal code and that address all of the issues and concerns raised by City Staff. We believe this project is a
good value proposition for the City and the community in that it entails the demolition of an older 7-Eleven store
that has been in operation within this community for decades and replacing it with a new larger store with the
addition of a fueling canopy and pumps. In addition, the project area includes the existing dirt lot at the street
corner which has been vacant for many years. The new store will be architecturally superior to the older and
obsolete store building, as well as the older Laundromat, and will include new landscaping and lighting. We are
proud of this project and pleased to be able to bring this development forward to you this evening for your
consideration.

1 am concerned over the building of a large corporate gas station and convenient store by 7-Eleven corporation
on the corner of Mcfadden and village way
There was previously a 76 gas station located at that corner which closed with ground contamination
Currently there are 5 gas stations with convenience stores in the immediate area. 2 which are directly across the
street on each corner one approximately 112 mile away and 2 more within a mile
Plus 2 other stores with 112 mile (no gas). The area has enough of these business and another large corporate
store would be detrimental to the local small business owners. Already struggling for their share of business.
It would be financially hard to support another gas station and store especially one of this size, it would impact
the 2 gas stations Airectly located across the street greatly possibly forcing one or both out of business . Both of
these stations are family owned businesses and have been for 40 years.
Also plans show the sale of alcohol which would only invite crime or robbery since 7-11 is a 24 hr business.
This area of Tustin is residential and the impact of further pollution to the air would be harmful to the residents.
The economy has slowed down and the demand for gas has decreased . gas stations are struggling for sales
which means we do not need more stations
It would create a negative impact on current businesses in the area
Gas prices are at a low and a new gas station would flood current stations with more competition
Does the area need new development. Yes. But definitely not another gas station it would not be a plus for the
city. We need something that could grow the community not a gas station that will hurt'other businesses
We hope the city will consider the issues and how it can impact existing business in the area
Please take Our concerns of the surrounding businesses into consideration and deny the design review and CUP

As an area businessman I am in oppositon to the building of a large gas station and store on the vacant lot at McFadden
& VIlage way
The area is saturated with gas stations and convenience stores It cant support another gas station especially by a large
corporation. Most of the business in the local area are small family owned
Of late the homeless population is increasing and a large scale store would just invite more homeless to hang curt and
even sleep in the area. and one that sells alcohol and open 24 hours would not be a plus for the Tustin community
The land could be used for something more worth while than another gs station
Being 2 stations directly across the street it could hurt those business and possibly cause 1 or both to eventuailyclose,
causing job losses
I hope the city can consider all the factors.and not grant the permit to move forward

1 am in opposition of the city granting a CUP for building a new gas station and store by 7-11 corporation on the vacant
lot in McFadden and village way.There are homeless in the area,they already hang on the property leaving alcohol and
trash from 7-11 and this would create more homeless hanging around and crime could rise. We just don't need anymore
gas stations in the area. There are already 2 across the street and I think this lot could be used in a better way for the
